Job Title: Land Acquisition ManagerKey Responsibilities:Lead the land acquisition process for residential senior living townships in Karnataka.Evaluate and negotiate with landowners, families, and intermediaries to secure suitable land parcels.Core Competencies:Deep understanding of Karnataka land laws and regulations.Strong network of brokers, landowners, and local advisors.Effective negotiation skills to secure favorable deals.Ability to evaluate technical, legal, and financial feasibility of land parcels.Maintaining a robust pipeline of potential land acquisitions is crucial for our business growth. You will work closely with internal teams to ensure seamless deal execution and compliance with regulatory requirements.You will be responsible for:Identifying and evaluating potential land parcels through brokers, owners, and local networks.Building and maintaining a high-quality pipeline of land acquisitions across Bengaluru corridors.Conducting preliminary feasibility studies, including zoning, FAR, RERA, access, road width, contours, utilities, and neighborhood assessment.Negotiating with landowners, families, and intermediaries to secure outright purchases, joint ventures, leases, or revenue-share models.Preparing and issuing letters of intent, memoranda of understanding, and term sheets.Managing deal closure milestones, expectations, and timelines.Collaborating with internal legal teams and external counsel on title verification, mutation, RTC, EC checks, deviations, encumbrances, litigations, land conversion status, revenue record review, and authority interactions.Maintaining land price charts, micro-market insights, competitor launches, and transaction benchmarks.Preparing weekly and monthly acquisition pipeline reports.We are looking for a skilled and experienced Land Acquisition Manager who can drive our land acquisition strategy forward.
