Reports To: Chief Executive Officer (CEO)

Experience: 10+ Years


Qualifications:

• CPA, ACCA, or Chartered Accountant certification is required.

• Minimum 10 years of experience in finance or accounting, with at least 5 years in a senior leadership or controller role.

• Strong background in real estate accounting and understanding of financial operations related to property acquisition and leasing.

• In-depth knowledge of US GAAP and international financial standards.

• Demonstrated ability to manage and lead accounting teams, with a focus on high performance and compliance.

• Advanced proficiency in ERP systems, financial software, and Microsoft Excel.

• Strong communication, leadership, and analytical skills.


Preferred Skills:

• Experience with IFRS in addition to US GAAP.

• Proficiency in financial modeling and forecasting techniques, especially for large scale real estate investments.

• Experience working with global finance teams and cross-functional teams across

multiple regions.


Travel Requirements:

• Willingness to travel internationally to the United States for training, collaboration,

and meetings with the US finance team.


Job Description:

We are seeking an experienced and dynamic Finance Controller to oversee the financial operations of our real estate division. The successful candidate will be responsible for ensuring that all financial processes related to the purchase and lease of real estate assets are executed with precision and in compliance with both local and international regulations, particularly US GAAP. Reporting directly to the CEO, the Finance Controller will play a critical role in driving financial strategy, risk management, and operational excellence across the business.


Key Responsibilities:

1. Financial Leadership & Strategy

• Partner with the CEO to develop and execute the financial strategy of the company’s

real estate operations.

• Provide senior leadership with strategic financial insights to guide decisions on

property acquisitions, leases, and long-term real estate investments.

• Act as a key advisor to the CEO on financial matters, providing forecasts, risk

assessments, and financial planning to support corporate objectives.


2. Team Leadership & Development

• Lead a team of 5-10 accountants, ensuring high performance, accuracy, and

compliance with internal controls.

• Provide leadership and development opportunities to team members, ensuring

continuous improvement and capability building.

• Collaborate with HR to define and monitor performance goals for the finance team,

conducting regular performance reviews and offering coaching and mentorship.


3. Financial Reporting & Compliance

• Ensure the timely and accurate preparation of financial statements and reports,

adhering to US GAAP and any applicable local standards.

• Provide comprehensive financial reports to the CEO and Board of Directors, ensuring

transparency and clarity in all financial disclosures.

• Ensure compliance with all local and international regulations, including tax laws,

real estate laws, and financial regulations governing property transactions.

• Oversee internal and external audits, ensuring audit readiness and effective

resolution of any findings.


4. Collaboration with Global Teams

• Serve as a key liaison between the domestic finance team and the US-based finance

team, ensuring alignment in policies, procedures, and financial reporting.

• Regularly travel to the United States for training, cross-team collaboration, and

coordination of real estate financial strategies.

• Train and develop the local finance team on evolving international financial

standards, particularly as they relate to real estate.


5. Budgeting, Forecasting, & Financial Planning

• Lead the budgeting and forecasting process for all real estate-related activities,

ensuring alignment with broader corporate financial goals.

• Conduct variance analysis, comparing budgeted performance with actual results, and

provide recommendations for corrective action to the CEO.

• Support the CEO in developing financial models to evaluate potential property

investments, ensuring they meet profitability and risk criteria.


6. Risk Management

• Identify and manage financial risks associated with real estate transactions, working

proactively to mitigate potential financial exposure.

• Implement strong internal control measures across the finance function, ensuring

the integrity of financial transactions and compliance with applicable regulations.

• Oversee cash flow management, ensuring sufficient liquidity for real estate

investments while minimizing financial risks.


7. Operational Excellence

• Develop and enhance internal financial processes to improve operational efficiency

in the management of real estate finances.

• Implement and maintain financial systems that support robust real estate

accounting, integrating them into the broader corporate financial ecosystem.

• Ensure the accuracy and efficiency of financial operations, driving continuous

improvements in financial processes related to real estate acquisitions, leasing, and

management.
