Department: Projects & Construction Reports To: Directors Location: RR Nagar, Bangalore 1. Job Description (JD)Purpose: To lead and oversee the end-to-end planning, design coordination, contracting, execution, quality control, and timely delivery of the company’s high-rise residential project. The Project Head acts as the single point of accountability for all technical, financial, and operational aspects of the project from pre-construction to handover, ensuring adherence to approved design, cost, safety, and time parameters. The role requires close coordination with Architects, Structural & MEP Consultants, Contractors, Legal, Procurement, Finance, Sales & CRM teams, while maintaining alignment with the Directors’ vision and company standards. 2. Key Responsibility Areas (KRAs) 1. Project Planning & Scheduling Prepare and implement detailed project execution plan (PEP), milestone chart, and monthly progress schedules. - Approved project schedule with baseline milestones- % adherence to schedule ≥ 95%- Weekly progress review reports 2. Design Coordination Coordinate with Architects, Structural, MEP, and Landscape consultants to finalize GFC (Good For Construction) drawings and resolve site issues. - % of GFC drawings released as per schedule- Zero design conflicts at execution stage- Weekly design coordination meetings documented 3. Tendering & Contracts Prepare BOQs, float tenders, evaluate bids, negotiate rates, and finalize work orders with approval from Directors. - Tender packages finalized within plan timeline- Cost variance ≤ 5% of approved budget- Vendor performance rating ≥ 8/10 4. Procurement & Vendor Management Oversee timely procurement of materials, machinery, and subcontractors; ensure quality compliance. - Material delivery as per project plan- Approved vendor list maintained and reviewed quarterly 5. Site Execution & Monitoring Supervise day-to-day progress through regular site visits and team reviews. Ensure productivity, discipline, and smooth workflow. - 100% of works executed as per GFC drawings- Productivity benchmarks achieved (labour output as per plan) 6. Quality Assurance & Control Implement QA/QC systems; conduct periodic auditsto ensure construction standards, workmanship, and specifications. - NCR (Non-Conformance Report) ≤ 2/month- QA/QC checklist adherence ≥ 95% 7. Safety Management Enforce site safety standards, PPE usage, and statutory compliance under Factories Act / BOCW norms. - Zero reportable accidents- Monthly safety audit compliance 100% 8. Cost Control & Budget Management Monitor project budgets, cost-to-complete, and cash flow requirements. - Monthly cost variance ≤ 5%- Timely contractor bill certification 9. Team Leadership & Coordination Manage site engineers, QS, billing, purchase, and safety teams. Provide mentorship and accountability. - Weekly team performance reviews- Staff productivity ≥ 85% 10. Statutory & Liaison Coordination Coordinate with consultants and legal team for approvals, RERA updates, OC/CC compliance, etc. - All statutory clearances obtained on schedule- Zero non-compliance incidents 11. Reporting & Documentation Maintain DPRs, MPRs, quality logs, meeting MOMs, drawings records, and submission to Directors. - Timely submission of DPR/MPR- Document filing accuracy 100% 3. KPI Measurement Summary Schedule Adherence % of activities completed as per baseline ≥ 95% Cost Variance Actual vs Budget ≤ 5% Quality Compliance QA/QC checklist score ≥ 95% Safety Lost Time Injury Frequency Rate Design Release Timeliness GFC drawings issued 100% on schedule Vendor Performance Rating by PMC/QA ≥ 8/10 Reporting DPR/MPR accuracy and timeliness 100% Team Efficiency KPI achievement of subordinates ≥ 85% Statutory Approvals Delay in compliance 0 days delay 4. Reporting & Review Mechanism ● Daily: Site progress & safety review with engineers. ● Weekly: Review meetings with consultants and contractors. ● Monthly: Project progress and cost report to Directors (MPR). ● Quarterly: Performance evaluation on timeline, cost, quality, and safety. 5. Competency & Skills Required ● Civil Engineer (BE/BTech / MTech preferred) with 12–20 years experience in high-rise residential / mixed-use projects. ● Proven expertise in construction planning, contracts, and execution management. ● Proficiency in MS Project / Primavera, AutoCAD, and QA/QC systems. ● Sound knowledge of RERA, NBC, IS codes, local bye-laws, and statutory processes. ● Leadership, communication, and team coordination skills. ● Strong decision-making ability under time and cost constraints. 6.
