Job Title Contracts Procurement Manager Location Mumbai Company Della Township Job Summary The Contracts Procurement Manager will be responsible for overseeing and managing all contractual commercial and procurement activities for DELLA Townships luxury residential and high-rise township projects The ideal candidate will have extensive experience in large-scale township developments luxury housing and high-rise residential construction ensuring cost-effective procurement and strong contract management practices across all the states in India Key Responsibilities Lead the contracts and procurement function for township and luxury residential projects Prepare review and negotiate contracts tenders and agreements with vendors consultants and contractors Manage the entire procurement cycle - from vendor identification and pre-qualification to bid evaluation negotiation and finalization Develop and implement procurement strategies aligned with project budgets and timelines Ensure compliance with company policies legal regulations and project requirements Work closely with the Project Management Engineering and Finance teams to monitor project costs and control variations Maintain and build relationships with key suppliers and contractors to ensure quality and timely delivery Evaluate vendor performance and ensure adherence to quality safety and sustainability standards Prepare and maintain MIS reports on contract status procurement progress and cost savings Manage and resolve contractual disputes and claims efficiently Support the management in budget preparation cost forecasting and tendering processes Legal experience will be an added advantage Job Expectations Key Skills Competencies Strong knowledge of contract laws FIDIC conditions tendering procedures and procurement policies Excellent negotiation analytical and communication skills Proficient in MS Office ERP systems and contract management tools Ability to handle multiple projects simultaneously in a fast-paced environment Detail-oriented with strong commercial and cost control acumen Proven track record with reputed real estate developers or contracting firms Work Schedule 6 days working Minimum Qualification Bachelor s degree in civil engineering or related field Postgraduate qualification in Contract Management Quantity Surveying Supply Chain Management preferred Minimum Job Experience 10-15 years of experience in Contracts Procurement for township luxury residential and high-rise projects Reporting to HOD Travel Travelling if required
