Job Title: Real Estate Accountant Location: Mumbai Department: Accounts Reports To: Chief Accountant Position Type: Full-Time ______________ Job Overview: We are seeking a meticulous and experienced Accountant to join our Accounts team. The ideal candidate will possess a deep understanding of accounting principles. This role involves managing and reporting on various financial aspects of our real estate portfolio, ensuring compliance with all relevant regulations, and providing accurate financial information to support decision-making processes. ______________ Key Responsibilities: Financial Reporting and Analysis: Prepare and analyse financial statements, including balance sheets, income statements, and cash flow statements for real estate projects. Generate monthly, quarterly, and annual financial reports, ensuring accuracy and compliance with GAAP (Generally Accepted Accounting Principles). Perform variance analysis and provide insights on budget vs. actual performance. Property Accounting: Maintain and reconcile general ledger accounts related to property assets, liabilities, income, and expenses. Oversee accounts payable and receivable, ensuring timely processing of invoices and payments. Conduct regular property audits to ensure financial integrity and accuracy. Budgeting and Forecasting: Assist in the preparation of annual budgets and periodic forecasts for real estate projects. Monitor and report on budgetary performance, highlighting any significant deviations. Compliance and Taxation: Ensure compliance with federal, state, and local tax regulations, including property tax assessments. Coordinate with external auditors and tax advisors to facilitate audits and tax filings. Lease Accounting: Manage lease accounting processes, including lease setup, rent payments, and escalation calculations. Maintain accurate records of lease agreements and related financial transactions. Cash Management: Monitor cash flow and liquidity, ensuring sufficient funds for property operations and capital expenditures. Assist in the management of financing arrangements, including loans and credit facilities. Systems and Process Improvement: Utilize accounting software and systems to streamline financial processes and improve efficiency. Identify opportunities for process improvements and implement best practices in real estate accounting. ______________ Qualifications: Bachelor’s degree in Accounting, Finance, or a related field. CPA or CMA designation preferred. Minimum of 3-5 years of accounting experience. Strong knowledge of real estate accounting principles, property management, and financial reporting.
