Role Summary The Associate Manager – R&M (Repairs & Maintenance) will be responsible for ensuring timely, efficient, and cost-effective maintenance of Scholar Z properties. This role demands hands-on technical expertise across multiple engineering systems, strong vendor and budget management, and the ability to lead ground teams to achieve operational excellence. The individual will play a key role in maintaining asset uptime, ensuring safety compliance, managing preventive maintenance schedules, and driving continuous improvement in maintenance standards. Key Responsibilities Maintain TAT for all R&M tickets and ensure high customer satisfaction (CSAT). Oversee material data management – including in-house store stock and used materials – with zero deviation. Minimize vendor dependency through in-house technical solutions while maintaining quality standards. Carry out preventive, reactive, and corrective maintenance for key assets (Split AC, MDB, SMDB, DB, LCP, Generators, Booster/Sump Pumps). Resolve carpentry, basic electrical, and plumbing complaints efficiently. Inspect, maintain, and repair plumbing systems, water tanks, and pumps. Diagnose and rectify leakage or blockage issues; ensure efficient drainage and water supply systems. Install and maintain Geysers, UPS, and Inverters. Perform minor carpentry repairs, door/window alignment corrections, and lock replacements. Maintain PPM and RM checklists accurately. Participate in emergency on-call duties during weekends, holidays, and off-hours. Manage the R&M departmental budget effectively. Experience & Educational Criteria Experience Required: 5–8 years of overall experience in engineering or facility maintenance. Minimum 3–4 years in handling MEP or maintenance operations at a managerial or supervisory level. Proven expertise in preventive and corrective maintenance for multi-site facilities. Education: Diploma or Degree in Electrical, Mechanical, or Civil Engineering (mandatory). Additional certifications in Facilities Management or Maintenance Engineering preferred. Skills & Technical Expertise Strong knowledge of HVAC systems, DG sets, STP, firefighting, and elevator operations. Familiarity with statutory compliance – fire, electrical, and pollution control. Proficiency in vendor management, budgeting, and cost optimization. Hands-on experience leading maintenance teams and contractors.
