Budget Specialist

- Develop and manage project budgets in collaboration with project managers and stakeholders.
- Monitor project expenses, cash flow and financial performance against budgetary targets.
- Conduct detailed cost estimations for all project phases, including land acquisition, design, construction and post-construction activities.
- Analyze cost data, trends, and variances to identify areas for cost optimization and process improvement.
- Evaluate vendor and contractor proposals, bids, and contracts to ensure competitiveness and alignment with project objectives.
- Negotiate favorable pricing agreements and terms with suppliers and subcontractors to maximize cost savings while maintaining quality standards.
- Prepare regular financial reports, forecasts, and variance analyses to track project performance and financial status.
- Present financial insights and recommendations to project stakeholders and senior leadership to support strategic decision-making.
- Ensure compliance with regulatory requirements, financial standards, and industry best practices.
- Identify and mitigate financial risks associated with real estate projects, such as cost overruns, market fluctuations, and regulatory changes.
- Implement effective financial controls and procedures to safeguard project assets and minimize financial exposure.
- Bachelor's degree in Civil Engineering, Construction Management, Finance or related field.
- 6-7 years of experience in budgeting, cost estimation, financial analysis or project management within the real estate, construction or related industry.
- Proficiency in financial modeling, cost estimating software, and project management tools (e.g., Excel, Procore, Primavera).
- Strong analytical skills with the ability to interpret complex financial data and make informed decisions.
- Excellent communication and negotiation skills with the ability to collaborate effectively with cross-functional teams and external stakeholders.
- Detail-oriented mindset with a focus on accuracy, efficiency, and continuous improvement.
- In-depth knowledge of real estate development processes, construction methodologies, and market dynamics.
