Job Title: Estimation Lead


Location : Mumbai


Job Summary:

To manage and oversee all cost estimation functions for luxury real estate projects. This role will involve leading a team of Quantity Surveyors and ensuring the accuracy of quantity takeoffs and Bills of Quantities (BOQs) as per company requirements for tendering. The ideal candidate will have a strong background in construction cost estimation, project management, and a deep understanding of the luxury real estate market.


Key Responsibilities:

  • Cost Estimation: Lead the preparation of detailed cost estimates for all construction phases, including land acquisition, architectural design, materials, labor, and project execution.
  • BOQ Preparation and Review: Oversee the preparation and checking of Bills of Quantities (BOQs), ensuring accuracy and compliance with project specifications.
  • Quantity Takeoff Accuracy: Ensure the accuracy of quantity takeoffs, aligning them with design requirements and project goals.
  • BOQ Design & Curation: Curate and design BOQs tailored to the company’s tendering needs, reflecting the specific requirements of luxury real estate projects.
  • Team Leadership: Lead and mentor a team of Quantity Surveyors, ensuring high-quality output and continuous professional development.
  • Budget Management: Collaborate with project managers and finance teams to develop and manage project budgets, ensuring that costs align with overall project goals.
  • Vendor & Supplier Negotiation Support: Contribute to negotiations and contract discussions as a support to the Contracts and Procurement Department.
  • Risk Analysis: Identify potential risks and propose mitigation strategies related to cost overruns, delays, and resource availability.
  • Market Research: Stay updated on current trends in construction materials, labor costs, and other factors that impact project costs.
  • Bid Review & Tendering: Evaluate and assess bids from contractors, ensuring compliance with project requirements and alignment with budgetary constraints.
  • Reporting & Documentation: Prepare and present detailed cost reports, including variance analysis, for senior management and stakeholders.
  • Collaboration: Work with cross-functional teams including architects, designers, and project managers to ensure alignment between project vision and financial expectations.
  • Regulatory Compliance: Ensure that all cost estimations adhere to local regulations and standards, particularly in the luxury real estate sector.

Qualifications:

  • Bachelor’s degree in Civil Engineering, Construction Management, or a related field. A Master’s degree would be a plus.
  • 10+ years of experience in construction cost estimation, with at least 5 years in a leadership role, preferably in luxury real estate or high-end residential projects.
  • Strong understanding of market dynamics, construction materials, labor costs, and industry standards.
  • Excellent communication and negotiation skills, with the ability to interact effectively with stakeholders at all levels.
  • Strong analytical skills, attention to detail, and the ability to manage multiple projects simultaneously.
  • Proven track record in managing large-scale projects from an estimation and cost control perspective.
  • Ability to work under tight deadlines and handle high-pressure situations.


Preferred Skills:

  • Experience leading teams of Quantity Surveyors in the preparation of BOQs and ensuring the accuracy of all quantity takeoffs.
  • Knowledge of the luxury real estate market and high-end residential project demands.
  • Experience working with eco-friendly and sustainable building materials, aligning with Isprava’s commitment to innovative and environmentally conscious development.
