Key Responsibilities1. Design & Planning

  • Develop innovative and practical architectural designs aligned with client needs and project feasibility.
  • Prepare conceptual layouts, working drawings, 3D models, and detailed design presentations.
  • Ensure designs comply with building by-laws, development control regulations, and zoning rules.

2. Government Approvals & Regulatory Compliance

  • SJDA (Siliguri Jalpaiguri Development Authority):
  • Submission of project master plans, building drawings, and required documents for approval.
  • Ensure compliance with regional development norms, land-use plans, and height/FSI regulations.
  • Municipal Corporation / Urban Local Bodies:
  • Handle building plan sanctioning, building permit applications, and occupancy certificate approvals.
  • Coordinate with fire, water supply, drainage, and electricity departments for NOCs.
  • RERA (Real Estate Regulatory Authority):
  • Prepare and submit necessary documents for RERA registration of projects.
  • Ensure all architectural and construction details provided to RERA are accurate and updated.
  • Maintain compliance with RERA-approved project timelines, layouts, and specifications.

3. Project Execution Support

  • Provide architectural working drawings and construction details to site engineers.
  • Coordinate with structural engineers, MEP consultants, and landscape architects for integrated design solutions.
  • Conduct site visits to monitor construction quality and adherence to approved drawings.

4. Documentation & Reporting

  • Maintain detailed records of drawings, approvals, revisions, and statutory communications.
  • Draft compliance reports, deviation statements, and revised drawings if modifications are required.
  • Assist management in preparing documents for government tenders, lease deeds, or legal requirements.

5. Client & Stakeholder Coordination

  • Interact with clients to understand requirements and incorporate changes.
  • Present design proposals and regulatory constraints in a clear, professional manner.
  • Liaise with government officials, consultants, and contractors for smooth approval and execution.

Required Skills

  • Strong knowledge of AutoCAD, Revit, SketchUp, and other architectural software.
  • Familiarity with local building codes, SJDA norms, Corporation rules, and RERA guidelines.
  • Good communication skills for client and government authority coordination.
  • Detail-oriented with problem-solving ability in design and regulatory challenges.

Qualification & Experience

  • Bachelor's/Master's degree in Architecture (B.Arch / M.Arch).
  • Licensed/Registered Architect with the Council of Architecture (CoA).
  • 3–10 years of experience in real estate/urban development projects.
  • Prior experience in government approvals and regulatory documentation preferred.

Job Type: Full-time

Pay: ₹30, ₹35,000.00 per month
