Since 1996, we have been designing, building and managing some of the best homes in the world. We currently have 20 projects with around 4500 custom designed, furnished homes as well as commercial and institutional buildings, covering a total saleable area of approximately 14 million square feet under construction at Bangalore, Pune and Hyderabad.



Role Purpose

We are looking for individuals who are passionate towards working on customer interface

role. The individual will have to oversee the Property Management operations at the

assigned sites of TE.


Scope

  • To oversee the works of of all projects under his preview.
  • Partially oversee the works of Technical Manager and technicians.
  • Visit the Properties under his preview and review the following –

- Check the Complaint & attendance register.

- Check if Preventive maintenance schedules for Common Areas are executed, checklists /

reports are filed by PM.

- Take a round of the property and give observations to PMD Head related to quality of

maintenance to the Property Manager along with corrective action.

  • Prepare the TE maintenance proposal for the properties under his preview, attend negotiation meetings with Association and get the agreement signed based on the agreed scope and cost.
  • Check the various maintenance reports (Weekly, Fortnightly, Monthly) sent by PM’s and send the final reports to HoD / Head office.
  • Attend need based meetings with the Associations and support the Property Manager for closure of points raised in the meetings.
  • AMC / Vendor Management – Work with Technical Head and guide Property Manager &
  • Association to ensure all AMC's and service contracts are renewed in time (Elevator / DG /Water softener / pest control / Gym etc..), do required coordination with central contracts department.
  • Help Property Manager in coordinating with Accounts for timely disbursements of vendor payments.
  • Help Property Manager in ensuring that statutory compliances are adhered to by the manpower vendors.
  • Help Property Manager in / by coordinating with various departments in the Head office like Accounts, CEM, Design, etc. based on requirement of the Project.
  • Coordinate with Technical Head & Association to help Property Manager in ensuring that the facility meets government regulations and environmental standards like Pollution control certificate / Consent for Operations (CFO), DG & lift fitness certificate etc.
  • Analyse and approve the purchase requests sent by Property Manager for Properties with corpus and certify the bills for payment.
  • Attend to all the escalations from Association / residents beyond the control of Property Manager.
  • Coordinate with TE Security Manager to Check the quality of guards provided by the security agency, coordinating with the security agency in implementation of security, safety (fire) and surveillance systems & processes to ensure the safety & security of the residents & the site.
  • Petty cash disbursement to Property Manager and settlement with accounts for properties where the corpus is with TE.
  • Oversee Technicians schedules and leave management through Property Managers.
  • Ensure TE maintenance invoices are shared with Associations / owners (wherever applicable) every Quarter and collections done within 30 days from the Invoice date.
  • Budgeting, Cost control – Cost optimisation. and Cost control measures. Monitoring Budget vis-a-vis Actual variance.
  • Ensure maintenance agreements are signed, on-time billing and payments received.



Requirements

• Minimum 7 years of experience in Operations / administrative management preferably in

residential Property Management.

• A strategist cum implementor with proven record of accomplishing departmental and

organization goals.

• Bachelor’s Degree (Preferably a technical background)

• Excellent communication skills (Spoken and written both).

• Excellent interpersonal skills and negotiation skills

• Vendor management ability.

• Hard-working, persistent,

• Detail, quality and deliverable-oriented.

• Good computer Knowledge
