1. Land Sourcing & Opportunity Identification Proactively identify plotted development opportunities through a wide network of IPCs, brokers, land aggregators, financial institutions, and other stakeholders. Engage directly with landowners to evaluate potential deals and assess alignment with organizational strategy. Conduct detailed site visits and micro-market analyses to understand local dynamics, demand drivers, and project viability. Shortlist, filter, and recommend land parcels based on technical, financial, and legal feasibility. 2. Financial Feasibility & Modelling Lead preparation of detailed financial models to assess deal viability, IRR, NPV, payback period, and ROI. Coordinate with internal teams (Sales, Design, Finance) to ensure realistic assumptions on pricing, sales velocity, costing, and phasing. Evaluate multiple deal structures (outright purchase, JV, JDA) based on financial returns and strategic fit. 3. Deal Structuring & Negotiation Structure and negotiate commercial terms with landowners or JV partners to maximize value for the organization. Draft and review term sheets, NDAs, MoUs, and other preliminary agreements in coordination with the Legal team. Drive alignment with internal stakeholders and obtain necessary approvals from HO, Regional Heads, and Investment Committees. 4. Due Diligence & Compliance Oversee end-to-end due diligence processes including title verification, zoning and planning regulations, encumbrance checks, and environmental clearances. Liaise with legal, liaison, and external consultants to ensure thorough risk assessment and compliance with regulatory frameworks. Validate alignment of plotting layouts with regional development authority norms and DCR. 5. Relationship Management Build and maintain long-term relationships with JV partners, landowners, and key market intermediaries. Ensure seamless partner communication throughout the project lifecycle and resolve any issues that arise during execution. Represent the company with professionalism and integrity in all external dealings.
