Job Description: Senior Executive - Marketing Location: Kolkata Organization: Ambuja Neotia Role Overview: We at Ambuja Neotia seek a proactive incumbent and results-driven Senior Executive - Marketing to join our team at Ambuja Neotia. This position will focus on managing and executing lease transactions for a large portfolio, contributing to the commercial leasing strategy, and fostering strong relationships with key stakeholders. The ideal candidate will have a strong background in retail real estate marketing, and leasing, and a keen ability to work collaboratively with internal and external teams. Key Responsibilities: -Lease Transactions Management: Manage and execute lease transactions for a portfolio of over 1 million sq. ft. of retail space. Contribute to the commercial leasing roadmap, providing market analysis and strategy input for Ambuja Neotia's retail projects. -Market Analysis & Strategy: Assist in formulating lease strategies and conducting market analysis to identify opportunities for revenue growth and optimization. Identify and target top retail brands, understand their leasing goals and requirements, and propose appropriate opportunities within Ambuja Neotia's retail developments. -Relationship Development: Build and maintain strong relationships with senior professionals from top corporates and retailers, fostering long-term partnerships. Maintain and develop relationships with city heads, national heads of IPCs, and other large brokers to drive leasing opportunities. -Negotiations & Deal Closure: Coordinate with brand owners and prospective tenants to ensure mutually agreed terms and successful deal closures. Apply strong marketing and negotiation skills to close deals that align with the company's objectives and leasing strategy. -Compliance & Legal Coordination: Ensure all transactions comply with legal requirements, company policies, and contractual agreements. Coordinate with the finance, projects, and legal teams to ensure smooth execution of transactions, tenant onboarding, and a seamless tenant experience. -Tenant Experience & Issue Resolution: Address and resolve tenant issues within defined timelines to ensure high tenant satisfaction, fostering strong lease renewals and long-term relationships. Collaborate with internal teams to deliver an exceptional tenant experience. -Reporting & MIS: Maintain and provide regular updates on leasing activity and performance metrics, preparing various MIS reports for management. Proficiency in PowerPoint presentations, Excel, and other MS Office tools to deliver clear and effective reports. Required Qualifications and Skills: Bachelor's degree in Marketing, Business, Real Estate, or a related field (MBA preferred). Minimum 3-5 years of experience in retail real estate marketing, leasing, or property management. In-depth knowledge of marketing in retail real estate, with strong leasing expertise. Excellent verbal and written communication skills. Strong negotiation skills with the ability to close deals effectively. Exceptional time management and organizational skills. Ability to work under pressure, meet deadlines, and thrive in a fast-paced environment. Ability to work independently and as part of a team. Proficiency in MS Office, particularly Excel, Word, PowerPoint, and financial reporting tools. Desired Attributes: Strong sales and convincing skills. Highly organized with a keen eye for detail.
