Role:Project Controls Manager Location:Cyprus, Limassol Industry:Luxury Residential Developer & Construction Firm Employment Type:Full-time / PermanentAbout the Role We are seeking aProject Controls Managerto oversee the cost and schedule performance of a landmark luxury residential development. This role will be responsible for establishing, monitoring, and reporting on all project control processes ensuring the project is delivered on time and within budget. You will work closely with project management, commercial, and site teams to provide accurate forecasting, performance analysis, and project insight to support executive decision-making.Key Responsibilities Develop and maintain theproject controls framework , covering cost, schedule, and progress tracking. Prepare, monitor, and updateproject budgets, forecasts, and cash flows . Lead theplanning and schedulingfunction using Primavera P6 or equivalent tools. Track and reportprogress and performance KPIs(earned value, variance, trends, etc.). Supportchange management , including cost and schedule impacts. Prepare and issueperiodic project control reportsfor management and stakeholders. Coordinate with procurement, finance, and project management to ensure data integrity. Identify and highlight potential risks and deviations early, with recommendations for mitigation.Qualifications & Experience Degree inEngineering, Construction Management, or related discipline . Minimum5–8 yearsof experience inproject controls or cost control , preferably inluxury residential or building projects . Strong knowledge ofcost management, planning, and earned value techniques . Proficiency inPrimavera P6 ,Excel , and cost management systems (e.g., Candy, CostOS, or similar). Excellent analytical, reporting, and communication skills.
