The successful candidate will be responsible for creating, developing, and coordinating detailed Building Information Models for Architecture, Structure, Interior on complex construction projects. This is an excellent opportunity for a talented professional to contribute to cutting-edge digital construction solutions.Position Details Job Title: BIM Modeller Location: Thane, Maharashtra Experience Required: Min 1 years Employment Type: Full-time Reporting To: BIM Manager / Senior Project ManagerKey ResponsibilitiesModel Development & Management Architecture:Develop and maintain detailed 3D BIM models for architectural elements (walls, floors, ceilings, roofs, doors, windows, furniture, and finishes) using Revit Architecture. Structure:Create and manage structural BIM models including foundations, columns, beams, slabs, shear walls, and reinforcement (rebar) details using Revit Structure. LOD Compliance:Create and manage models adhering to project-specific LOD (Level of Development) standards (LOD 200 to LOD 500) and client specifications. Family Creation:Create parametric Revit families for architectural components and structural connections.BIM Coordination & Clash Detection Inter-disciplinary Coordination:Perform regular clash detection between Architectural/Structural elements and MEP systems. Resolution:Coordinate with MEP engineers and other trade leads to resolve modeling conflicts (e.g., beam penetrations for ducts, ceiling heights vs. pipe runs). Meetings:Participate actively in BIM coordination meetings and technical workshops. Reporting:Document and communicate clash resolutions and design changes to project stakeholders.Documentation & Drawing Generation Construction Documents:Generate complete sets of construction drawings, including General Arrangement (GA) drawings, floor plans, elevations, sections, and site plans. Structural Detailing:Prepare structural shop drawings, rebar detailing schedules, and steel connection details with accurate dimensions. Schedules:Extract accurate quantity takeoffs (concrete volume, steel tonnage, material finishes) and room data sheets from coordinated models. Consistency:Maintain strict consistency between the 3D model and 2D generated documentation.Standards & Best Practices BIM Execution:Follow and implement project-specific BIM Execution Plans (BEP). Protocols:Adhere to established BIM standards, layer management, and naming conventions. Quality Control:Maintain model health through regular audits, purging unused elements, and warning resolution. Compliance:Ensure models comply with relevant building codes (NBC/IBC), local regulations, and safety standards.Collaboration & Communication Teamwork:Work collaboratively with Senior Architects, Structural Engineers, and Contractors. Support:Provide technical support to the design team regarding Revit quirks and workflow optimization. Version Control:Maintain clear documentation of model structure, worksets, and revision history.Required QualificationsEducation: Architecture:B.Arch / Diploma in Architecture/ Interior Structure:B.Tech/BE / Diploma in Civil Engineering. Experience: 1 to 3 yearsof relevant BIM modeling experience focusing on Architectural or Structural disciplines. Software Proficiency: Advanced proficiency in Autodesk Revit Architecture & Structure (Mandatory). Working knowledge of Revit (for coordination purposes). Proficiency with CAD software (AutoCAD) for detailing and drafting. Experience with BIM coordination tools (Navisworks Manage). Technical Knowledge: Architecture:Strong understanding of building envelopes, interior fit-outs, detailing, and materials. Interior Fit-out:Model complex interior elements including custom joinery, millwork, cabinetry, loose furniture, fixtures, and equipment (FF&E). Finishes:Manage material libraries and apply accurate textures/finishes for flooring, wall treatments, and ceiling finishes. Structure:Understanding of load paths, concrete reinforcement, structural steel connections, and foundation systems. Knowledge of construction methodologies and sequencing. Familiarity with industry-standard LoD frameworks. Communication & Collaboration: Excellent verbal and written communication skills in English. Ability to interpret architectural sketches and structural design intent into 3D models. Strong spatial visualization skills. Soft Skills: High attention to detail (essential for clash-free models). Ability to manage multiple tasks and meet tight deadlines. Self-motivated with the ability to work independently.Preferred Qualifications & Added AdvantagesProject Experience: Data Center / Mission Critical:Experience on data centers or large-scale industrial infrastructure (Highly Preferred). High-Rise Structures:Experience with complex high-rise residential or commercial towers. Advanced Skills: Automation:Experience withDynamofor geometry automation or task scripting. Visualization:Proficiency in rendering tools (Enscape, Lumion, or Twinmotion). Structural Analysis:Familiarity with linking Revit to analysis tools like ETABS, STAAD.Pro, or Robot Structural Analysis. Cloud Collaboration:Familiarity with Autodesk Construction Cloud (ACC) or BIM 360 Design. Additional Certifications: Autodesk Certified Professional (Revit Architecture or Structure). Relevant Green Building certifications (LEED/IGBC) knowledge is a plus. Key CompetenciesTechnical Expertise:Deep knowledge of building geometry and structural integrity. BIM Proficiency:Mastery of Revit modeling tools (walls, stacked walls, curtain systems, beam systems, trusses). Problem-Solving:Ability to resolve complex geometric intersections and coordination issues. Detailing:Precision in generating "Good for Construction" (GFC) drawings.
