Key Responsibilities: Scout potential business opportunities for land transactions, joint venture (JV) / jointdevelopment agreement (JDA) structures, and project funding for stressed projects. Perform feasibility studies through site evaluation and financial analysis. Prepare feasibilities, and connect with potential developers. Conduct technical and legal duediligence of potential proposals. Network with developers and landowners for mergers, acquisitions, and structured deals. Monitor market activities, including property deals, pricing, value, and trends. Network with independent property consultants (IPCs) and channel partners to create a pipelineof databases. Monitor changes in laws and regulations related to Development Control Regulations (DCRs).Other Scope: Determine minimum cost required until obtaining permissions such as Intimation of Disapproval(IOD), Commencement Certificate (CC), and Full Occupancy Certificate (FOC) to present projectdynamics from a developer’s perspective. Conduct due diligence of property documents for clear marketable title and cross-verify onlinemediums. Understand landowner expectations and structure JV/JDA terms or Development ManagementFee (DMF) model alternatively
