- We are seeking an experienced Estate Manager to oversee the daily operations of a commercial complex in Bangalore.

- The ideal candidate will have a background in managing commercial properties such as offices or malls and be prepared to take on responsibilities across multiple operational areas, including utilities, housekeeping, and security.

Key Responsibilities:

Operations Management:

- Oversee the day-to-day operations of the commercial complex, ensuring all systems and services are running efficiently.

- Supervise utility spaces, including HVAC, electrical, plumbing, and other building services, to ensure optimal functionality.

- Implement standard operating procedures for the management and maintenance of the property.

Housekeeping and Maintenance:

- Ensure the complex is well-maintained and clean, meeting the highest standards of hygiene and safety.

- Coordinate with housekeeping teams to schedule routine cleaning and maintenance tasks.

- Conduct regular inspections of the premises to identify areas for improvement and address maintenance issues promptly.

Security Management:

- Manage and oversee the security operations to ensure the safety of the complex, including tenants, visitors, and assets.

- Coordinate with security personnel to develop and implement security protocols.

- Monitor the implementation of security measures, including surveillance systems and access controls.

Vendor and Contractor Management:

- Liaise with vendors, contractors, and service providers for various maintenance and operational services.

- Negotiate contracts, manage vendor relationships, and ensure the quality of services provided meets the required standards.

- Monitor vendor performance and ensure compliance with contractual terms.

Budget and Financial Management:

- Prepare and manage the annual budget for estate operations, ensuring all expenses are within the allocated budget.

- Oversee the financial aspects of the property, including expense tracking, cost optimization, and ensuring timely payments to vendors.

- Identify cost-saving opportunities without compromising the quality of services.

Tenant and Stakeholder Relations:

- Act as the primary point of contact for tenants, addressing their concerns and ensuring a high level of tenant satisfaction.

- Foster positive relationships with all stakeholders, including tenants, vendors, and the property management team.

- Coordinate tenant move-ins and move-outs, ensuring a smooth transition.

Compliance and Safety:

- Ensure compliance with local regulations and building codes related to property management and safety standards.

- Develop and implement safety policies and procedures to minimize risks and ensure the well-being of occupants.

- Conduct regular safety drills and ensure the estate is equipped with necessary safety equipment.

Relocation Readiness:

- Willingness to relocate to Bangalore and adapt to the local environment.

- Collaborate with the property management team to ensure a seamless transition and integration into the estate management role.

Qualifications and Skills :

- Education: Engineering degree is a must; MBA or military background is an added advantage.

- Location: Candidates from Tier 2 cities with a readiness to relocate to Bangalore.

- Skills: Strong leadership, communication, and organizational skills.

- Experience in utilities, housekeeping, and security management.

- Technical Knowledge: Proficiency in property management software and a good understanding of building systems and utilities.
