A key member of the Feasibility & Investment analysis (FIA) team in Asia Pacific (APAC) is expected to act as an internal consultant to various departments (Development, Real Estate & Asset Management, Finance, Executive Management), perform and create a variety of market and financial analyses including but not limited to market analysis, feasibility studies, impact studies, management & franchise contract valuation, cash flow waterfalls, debt & equity investment NPVs and IRRs, M&A analysis, and special projects including asset management.

Working closely with the Lead Underwriter, you will deliver industry-leading analysis and advice to key business stakeholders in India and the Asia Pacific.

The role will be based in the India Area Office with moderate travel within Asia Pacific required.

What will I be doing?

As the Analyst, Feasibility & Investment Analysis – Asia Pacific, you will be responsible for performing the following tasks to the highest standards:

Market/Proforma Analysis: The feasibility function primarily focuses on proposed hotels. A typical proforma analysis includes a site/hotel evaluation from the viewpoint of its utility for operation as a hotel, an analysis of the neighbourhood/city, an understanding of hotel demand patterns, determining a competitive set for the proposed hotel, investigating new supply entering the market, projecting hotel demand and average daily rate, and benchmarking costs against other Hilton properties, competitors, and industry standards.
Investment Analysis & Valuations: The proforma serves as a basis for investment analysis and valuations, which support the decision-making process of our internal clients, which include Development, Real Estate & Asset Management, Operations, Finance, and Executive Management. Prepare memos summarizing projections and valuations and brief internal clients and Executive Management on methodology and findings as required.
Underwriting Assumptions: Recording underwriting assumptions and assisting with Development Authority memos and Investment Committee documents, as required.
Impact Studies: Prepare impact analysis that investigates potential brand-on-brand impact in a specific location.
Research: Conduct research on various hotel-related topics and maintain statistics and market research databases.
Financial Models: Utilize, maintain, and update sophisticated financial, supply-demand, and proforma models.
Meetings/Conferences: Attend development, real estate, and other internal meetings as required, as well as relevant hotel investment conferences.

An Analyst, Feasibility & Investment Analysis – Asia Pacific serving Hilton Brands is always working on behalf of our Guests and working with other Team Members. To successfully fill this role, you should maintain the attitude, behaviors, skills, and values that follow:

Four-year college degree from a leading hospitality management school
Prior internships or full-time work experience within hotel consulting, valuations, investments, asset management, or similar
Hotel operations experience
Fluency in English, first-class communicator
Foreign language skills (especially Hindi or any regional Indian language)
Strong data management/analytical skills
Ability to work independently and within teams
Strong information technology skills – Microsoft Word, Excel, and PowerPoint
Excellent Microsoft Excel modeling capabilities and working knowledge of other analytical tools.
Understanding of and ability to apply principles of corporate finance
Working knowledge of the Uniform System of Accounts for Hotels
Understanding of principles of highest and best use and land economics
Understanding and application of valuation techniques to real estate and ongoing concerns
Working knowledge of regional hotel markets
Working knowledge of hotel industry brands
Understanding of and ability to utilize probability theory and statistical techniques for business purposes
Ability to conduct fieldwork in regional markets to determine site and market utility.
Ability to manage multiple projects simultaneously, prioritize them, and communicate effectively with clients to manage expectations.
Ability to embrace a team player role with other departments, demonstrate initiative, and ownership of projects.
Strong interpersonal skills and ability to represent the department and Hilton professionally in various situations, including those involving external stakeholders.
Ability to contribute to projects (i.e. recommendation of facilities, amenities, meeting space, etc.)
Excellent written and verbal communication and comprehension skills, including clearly explaining complex analytical topics to a wide audience who may or may not be familiar with analytics or the subject matter.
Ability to work well under pressure, handle multiple concurrent demands, and appropriately prioritize responsibilities.
Absolute discretion and confidentiality regarding sensitive information.
