About AquaCentric Therapy

AquaCentric is India’s first-of-its-kind aquatic physiotherapy & rehabilitation chain, known for its state-of-the-art pools, premium patient experience, and clinically superior outcomes. After strong success in Mumbai (Worli, Andheri, Bandra), we are expanding into Delhi NCR and looking for a high-ownership professional to lead our projects and real-estate expansion.



Role Overview

This is a high-ownership, on-ground role responsible for scouting commercial properties, managing end-to-end construction of new AquaCentric centers, coordinating with landlords, architects, contractors, and ensuring timely handover of fully operational facilities.



Key Responsibilities

1. Real Estate Scouting & Evaluation

  • Identify suitable commercial properties across Delhi NCR for new AquaCentric centers.
  • Evaluate carpet area, layout feasibility, access/parking, neighbourhood analysis, and competition benchmarking.
  • Conduct technical site assessments (power load, water supply, drainage, structural feasibility for pool installation).
  • Coordinate with brokers, landlords, IPCs, and advisors for site visits and negotiations.
  • Prepare site evaluation reports with photos, BOQ estimates, and financial feasibility inputs.

2. End-to-End Project Management (New Centers)

  • Own the complete center build-out from LOI signing to center inauguration.
  • Work with architects, PMCs, structural consultants, and contractors to execute approved designs.
  • Ensure accurate BOQs, GFC drawings, vendor coordination, timeline tracking, and weekly reviews.
  • Monitor site progress, quality checks, safety compliance, and snag resolution.
  • Manage procurement of materials, pool equipment, utilities, and other construction-related requirements.
  • Maintain stringent cost control and ensure adherence to approved budgets.

3. Government Permissions & Compliance

  • Liaise with local municipal authorities, consultants, and vendors for approvals such as:
  • OC / CC
  • Water & drainage permissions
  • Fire NOC (if applicable)
  • Trade licenses
  • Electricity load upgrades
  • Ensure all documentation is fully compliant with Delhi regulations.

4. Vendor, Contractor & Stakeholder Management

  • Coordinate with multiple on-ground stakeholders including:
  • Civil, electrical, plumbing, HVAC, pool contractors
  • Architects and PMCs
  • Landlords & their engineers
  • Brokers/IPCs
  • Ensure clear communication, daily site coordination, and transparent reporting.

5. Handover & Launch Preparedness

  • Drive snag lists, testing & commissioning, and final readiness checks.
  • Coordinate with Operations, HR, Medical, and Marketing teams for center go-live.
  • Ensure utility connections, AMC setups, furniture & fixtures, center layout, and safety protocols are fully operational before launch.

6. Documentation & Reporting

  • Maintain detailed weekly project reports, budgets, photos, vendor trackers, and project timelines.
  • Present progress updates to the leadership team (promoters + business head).
  • Maintain all project documentation on company systems (OneDrive/other trackers).



Who Should Apply

  • 3–7 years of experience in projects, construction management, real estate expansion, or retail fit-outs.
  • Experience with premium retail, healthcare, hospitality, fitness, or wellness spaces is preferred.
  • Strong ownership mindset, ability to work independently, and comfort with multi-stakeholder environments.
  • Excellent communication and negotiation skills.
  • Strong understanding of Delhi NCR real-estate ecosystem is a big plus.
  • Must be comfortable travelling across Delhi NCR for site evaluations and construction supervision.
