JOB TITLE: Financial and Accounting Specialist

PRIMARY FUNCTION

Responsible for managing the Financial and Accounting aspects related to common area maintenance (CAM) Payable and Rebill accounting, ensuring accurate reporting of CAM balances in compliance with Generally Accepted Accounting Principles (GAAP).

The role involves interpreting real estate legal documents, preparing and reviewing Forecasts, Budgets, and Actuals, conducting variance Analysis, corresponding with 3rd party customers and management companies, maintaining the Refx (SAP) system, facilitating month-end closure, and collaborating with the Target Properties, Lease Accounting, and Real Estate departments.


PRINCIPAL DUTIES AND RESPONSIBILITIES

Accounting Activities:
- Prepare and post monthly payable and rebill journal entries.

Monthly Trial Balance Review:
- Analyze and provide comments on variances in the trial balance.

Support Check Applications:
- Review and resolve unapplied checks with discrepancies or missing details.
- Oversee new contract setup and develop CAM Commencement correspondence with property managers.
- Collaborate with Site Operations, GSCL, and HQ partners for budget and reconciliation approvals.
- Work on financial dispute resolution with 3rd parties.
- Review and analyze lease/OEA documents to ensure accurate CAM obligations accounting.
- Research and resolve refund checks for Payable and Rebill.
- Assist Balance Sheet reconciliations team in resolving open items.
- Prepare Customer AR Aging and analyze past due CAM balances in TGT receivables account.

Third-party Collections:
- Submit payments for third-party collection fees.
- Transfer credit balances from customer accounts.
- Prepare Lockbox Refund JE for Rebill/Payable.
- Handle Posting corrections and write-off entries for CAM Account Reconciliations.
- Manage negotiations and collections with customers on aging receivables.
- Support Payable/Rebill budget and reconciliation cycles.

Research and special projects:
- Perform month-end close duties accurately and timely.
- Conduct CAM Financial forecast Analysis.
- Analyze Vendor debit and Customer Credit Balances.
- Collaborate with GL teams in researching variances and accurate bookkeeping.
- Drive Partner and vendor calls for issue resolution.
- Support Collections project.

REPORTING/WORKING RELATIONSHIPS:
- Reports to Sr Manager CAM Accounting.
- Collaborates with CAM Team in MPLS, CAM Services (Target Properties), Legal, Real Estate/Construction, Property Accounting, Customers, and Accounts Payable.

JOB REQUIREMENTS

MINIMUM REQUIREMENTS:

  • 10 years of relevant experience
MBA/CA/CPA/CMA/CIMA/ACCA
3 year business/accounting degree
Critical thinking, Excellent organizational and Problem-solving skills
Outstanding system skills and aptitude, specifically Advanced Excel
Ability to work independently and in a team setting
Excellent written and verbal communication skills
Negotiation skills
Strong property management and analytical skills

DESIRED REQUIREMENTS:
Previous Property Accounting/Real Estate experience
Knowledge/proficiency with SAP systems (REFX)
