Job Purpose: The Project Lead will be responsible for supervision of the assigned projects, ensuring adherence to quality specifications, cost control and timely completion.

Key Responsibilities:

For assigned project(s):

  • Serve as the single point for accountability of all issues related to the project execution
  • Develop project schedules and budgets. Prepare detailed cost estimates and documentation for projects
  • Coordinate the activities from concept design to final handover of the completed project ensuring maximum customer satisfaction within the budgeted time and cost.
  • Ensure sign off on final design brief and GFC drawings that are in line with the objectives of the project.
  • Follow protocols for service delivery and manage tenant / customer communications and sign-offs related to project delivery.
  • Ensure availability, responsiveness and service orientation to engage with the client for modifications and requests from Leasing team Ensure close monitoring of the progress of the project against construction schedules, budgets and quality parameters. Ensure regular site visits to detect potential issues and initiate action to mitigate overruns wrt time and cost and deviation from specs and quality standards.
  • Oversee schedule and ensure that all Quality Assurance & Quality Control activities are being carried out effectively and in a timely manner, so that the quality of material (cement, steel, etc.) & equipment being used at the site is of high quality and reliable and the construction is as per established product standards and specifications
  • Work closely with the Leasing / Sales, Marketing and Asset Management team for project delivery to ensure approvals from client and achievement of target revenue goals of the business unit.
  • Ensure that all compliance related to regulatory and statutory requirements are met with
  • Manage relationships with external architects and project management companies
  • Conduct periodic quality audits and convey findings to the PMC and Quality Assurance Manager
  • Conduct random quantity surveys and convey findings to the PMC and Budget Control & MIS Manager
  • Conduct Safety audits and convey findings to Project Head and AVP
  • Certify work completion on supplier invoices
  • Liaise with Leasing / Post Sales to update them on Project status.
  • Review project status weekly with the PMC and escalate unresolved issues to the Project head – Commercial.
  • Prepare and send weekly report to Project Head and Budget Control & MIS Manager. Follow protocols for exchange of information and reviews, dashboards and templates for reporting and mechanisms for sharing, storing and updating project documents.
  • Ensure projects include a robust handover plan. Final walk throughs and tenant / customer coordination.
  • Ensure timely engagement of the Services / Client facilities management team for testing and commissioning equipment / systems.
  • Ensure smooth project closeout and transition to stable operations with defined protocols for support during warranty period (as applicable).
  • Manage the interfaces including architects, engineers, design consultants, PMC, Property Management and administrative support. Support the vendor selection and performance management process for consultants, contractors, and other outside vendors.
  • Continually scan the external environment and facilitate adoption of best practices and technologies. Support the continuous development and implementation of design standards and guidelines.

Qualifications and Work Experience:

  • BE (Civil or Mechanical) with a total of 10-12 years of experience wherein a minimum of 5 yrs experience in a large construction industry is preferred. Demonstrated track record of successfully planning and executing medium and / or large scale commercial and / or large scale mixed use projects.
  • Exposure and experience working with quality systems and process

  • Ability to build and strengthen partnerships – Engage, negotiate & collaborate effectively with service partners and contract management.
  • Strong project development and project management experience in new build and fit out of commercial office premises with robust understanding of project financing and cashflow.
  • Solutions mindset with ability to get solutions implemented - Capturing and acting on insightful information
  • In-depth understanding of commercial property operations, building engineering management and maintenance, and occupier relationships and technically proficient to engage effectively with internal teams & partners
  • Awareness of industry best practices and latest trends
  • Knowledge of building codes and sustainability practices
