Job Title: Estimation Manager - Quantity Surveyor

Industry: Real Estate / Residential Luxury Villas

Location: Mumbai

Reports to: Head of Design

Position Overview:

We are in search of a highly skilled Estimation Manager specializing in the luxury residential villa sector in Mumbai. The successful candidate will possess a Bachelor’s degree in Civil Engineering and extensive experience in estimation, budgeting, billing, and contract management.

Key Responsibilities:

1. Quality Assurance:

• Lead the implementation of rigorous quality control procedures throughout the real estate development lifecycle.
• Ensure compliance with established industry standards and specifications, maintaining the integrity of project execution.

2. Billing Management:

• Oversee all aspects of project billing, including the verification of completed work and quantity calculations.
• Prepare accurate invoices and manage the administration of variations and change orders effectively.

3. Contract Management:

• Conduct thorough review and management of real estate contracts, ensuring strict adherence to terms and conditions.
• Engage in negotiations when necessary to optimize contract terms and enhance project profitability.

4. Quantity Surveying/Cost Control:

• Actively participate in quantity surveying and cost estimation processes, particularly as they pertain to billing and contract management.
• Monitor project costs to ensure financial targets are met while adhering to budgetary constraints.

5. Team Leadership:

• Lead and mentor a dedicated team focused on quality assurance and billing functions.
• Foster an environment of learning and development within the team to enhance overall performance and productivity.

Qualifications:

• A minimum of 12 years of relevant experience in the real estate or construction industry, with specific expertise in the Mumbai market.
• Profound understanding of quality assurance methodologies, processes, and audit practices.
• Demonstrated success in managing project billing, preparing contracts, and navigating amendments and change orders.
• Exceptional communication, interpersonal, and negotiation skills.
• Strong analytical and problem-solving capabilities to effectively address various quality, billing, and contractual issues.
• Proficiency in relevant software applications such as SAP or other ERP systems, ensuring efficient billing and cost management.

Required Skills:

- Extensive experience (12+ years) in estimation and budgeting within the real estate sector.

Preferred Skills:

- Bachelor's degree in Civil Engineering.
