BMS Operator

Person will be responsible to assist the Maintenance Engg. in monitoring all BMS systems to ensure the environmental systems are within specified ranges and operating systems are functioning properly. Observes deviations from systems specifications and works with staff & Technicians to correct or resolve these discrepancies. May assist in calibrating and fine‐tuning controls.

Roles & Responsibilities:

Assists in the day‐to‐day monitoring and maintaining of BMS systems for multiple locations:

Performs system checks, monitors and responds appropriately to alarms, and interprets trending data Assists with monitoring special controlled temperature and humidity vaults Assists in documenting changes or modifications to the BMS systems, including programming or set point changes Assists coordinating technical, maintenance, and operations personnel to troubleshoot operating problems and assist in the implementation of new equipment, instrumentation, and controls Assists in performing scheduled and unscheduled preventative maintenance, inspections, site surveys, and service requests including replacement and modifications of control or instrumentation equipment as directed Assists in tuning existing PID loop controllers, and develops and implements control schemes and control techniques Assists in creating or revising operator‐interface graphics Assists with calibrating temperature, velocity and humidity sensors

Experience, Skills and Qualifications

ITI/Diploma/Graduation from recognized institution. 2 years of experience in Building Management Systems, HVAC automation controls, energy management systems, or other related experience.  Ability to read blue prints, control drawings and logic controls and BMS program language Knowledge of HVAC network systems, including fiber optic networks and building management communication networks, and ability to understand psychometric charts Ability to install relays and run wiring Ability to use temperature and relative humidity meters, data loggers, electrical volt and amp meters Ability to closely work with HVAC field technicians to facilitate repairs and maintenance of HVAC equipment Working knowledge of commissioning, diagnosing, and repair of environmental‐control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control techniques preferred
