Their role is crucial in maintaining positive client relationships and upholding the company's reputation. Here's a more detailed breakdown of the responsibilities:

Key Responsibilities:

  • Coordinating Handover: Managing the entire process of handing over possession of properties, including apartments, houses, or commercial spaces, to buyers or tenants.
  • Documentation Management: Ensuring all necessary documents related to the handover are prepared, reviewed, and properly executed. This includes sale agreements, lease agreements, and other relevant paperwork.
  • Client Communication: Maintaining regular communication with buyers or tenants, addressing their queries and concerns regarding the handover process, and providing updates on the progress.
  • Snag List Management: Overseeing the creation and resolution of snag lists (punch lists) – lists of minor defects or issues identified during property inspections. Ensuring these are addressed before or after the handover.
  • Relationship Management: Building and maintaining positive relationships with clients, contractors, and other stakeholders involved in the handover process.
  • Compliance: Ensuring all handover processes comply with relevant legal and regulatory requirements.
  • Issue Resolution: Identifying and resolving any issues or disputes that may arise during the handover process, working with the relevant teams to find solutions.
  • Reporting: Providing regular reports on the progress of handover activities to management.

Skills and Qualifications:

  • Excellent written and verbal communication skills to interact effectively with clients and other stakeholders.
  • Ability to manage multiple tasks, prioritize effectively, and meet deadlines.
  • Meticulous in reviewing documents and ensuring accuracy in all processes.
  • Ability to identify and resolve issues efficiently and effectively.
  • Understanding of the real estate sales and leasing process, including legal and contractual aspects.
  • A commitment to providing excellent customer service and building positive relationships.
  • Previous experience in real estate, property management, or a related field is often preferred.

In essence, the Possession Manager acts as a bridge between the company and the client during the crucial handover phase, ensuring a positive and seamless experience.
