Job Title:  AVP/VP Business Development and Land Acquisition

Based at: Mumbai

Key Responsibilities and Accountabilities (KRA):

Land Acquisition- The Land Acquisition professional plays a critical role in driving the strategic expansion of the hotel portfolio by identifying, evaluating, and securing prime land parcels for new developments. This role involves conducting legal due diligence, negotiating with landowners and authorities, and ensuring compliance with zoning and hospitality regulations.

The ideal candidate will possess deep knowledge of real estate laws, local development norms, and hospitality-specific land use requirements. They will collaborate closely with legal, finance, and project development teams to ensure timely and cost-effective acquisition of land aligned with the brands growth strategy.

Key Focus Areas

Strategic identification of land parcels in high-potential hospitality zones

Legal due diligence and title verification

Negotiation and closure of land transactions

Liaison with municipal and tourism authorities for zoning and approvals

Support feasibility studies and site planning for hotel development

Required Qualification:

Masters degree or postgraduate diploma in Real Estate

Management, Infrastructure Development, or

Hospitality Planning

Core Responsibilities

  • Strategic Site Identification
  • Target and assess land parcels in emerging or high-demand hospitality zones, aligned with market trends and brand positioning.
  • Legal Due Diligence & Title Verification
  • Conduct comprehensive legal reviews to ensure clean titles, resolve encumbrances, and mitigate acquisition risks.
  • Lead negotiations with landowners, brokers, and government bodies to secure favorable terms and finalize deals efficiently.

  • Regulatory Liaison & Approvals
  • Interface with municipal, zoning, and tourism authorities to obtain necessary permits, zoning clearances, and development approvals.
  • Feasibility & Site Planning Support
  • Collaborate with development and finance teams to evaluate site viability, support master planning, and optimize land use for hotel projects.

 Ideal Candidate Profile

  • Deep expertise in real estate law, zoning regulations, and hospitality land use norms
  • Proven track record in land acquisition, negotiation, and regulatory compliance
  • Strong network across local authorities, real estate brokers, and legal consultants
  • Collaborative mindset with ability to work cross-functionally across legal, finance, and project development teams

Preferred Experience: 15-20yrs years of relevant experience

in hospitality, real estate.
