is an owner and developer of hotels in key cities in India primarily across South India. The Company is the second largest owner of chain-affiliated hotels and rooms in South India. BHVL is a subsidiary of Brigade Enterprise Limited (BEL) which is one of the leading Indian real estate developers in India. The Company has a portfolio of nine operating hotels across Bengaluru (Karnataka), Chennai (Tamil Nadu), Kochi (Kerala), Mysuru (Karnataka) and the GIFT City (Gujarat) with 1,604 keys. Job Summary: What will you do?

You will play a key role in optimizing the performance of BHVL's operational hotel assets. This role involves monitoring financial and operational metrics, collaborating with hotel operators, and supporting strategic initiatives to enhance asset value and ensure alignment with organizational goals.

Core Responsibilities:

Financial & Operational Oversight

• Track and analyze hotel-level KPIs including Occupancy, ADR, RevPAR, Revenue, AGOP and EBIDTA
• Assist in annual budgeting and forecasting processes for each property.
• Identify opportunities for cost optimization and revenue enhancement.

Asset Strategy & Portfolio Management

• Consolidate performance data across the portfolio for internal reviews and board presentations.
• Coordinate with external partners like 3

  party operators for potential partnerships (external restaurants, new Spas, space leasing)
• Support strategic initiatives such as facility upgrades, space utilization, and shared services across operators

Reporting & Benchmarking

• Prepare monthly and quarterly asset performance reports for senior management.
• Benchmark hotel performance against industry standards and internal targets.
• Maintain dashboards for tracking operational efficiency and sustainability metrics.

Stakeholder Collaboration

• Where required, liaise with hotel operators to ensure compliance with Hotel Management Agreements (HMAs).
• From an operational standpoint, collaborate with legal and finance teams to review MOU and HMA terms and ensure alignment with strategic objectives
• Assist in resolving operational issues and implementing corrective actions.

Market & Industry Monitoring

• Stay updated on hospitality trends, STR data, and competitive benchmarking.
• Support business development efforts by analysing brownfield and greenfield expansion opportunities from a hotel operational standpoint.

Learning & Development

• Coordinate training sessions with OTA platforms and other partners to enhance hotel staff productivity.
• Participate in internal learning goals and contribute to knowledge-sharing initiatives across hotels

Eligibility: What are we looking for?

• 2 to 4 years of experience in asset management or hotel operations within a reputed organization.
• Bachelor's degree in hospitality, finance, business, or a related field. Master's degree preferred.
• Strong analytical and financial skills.
• Familiarity with hotel operations, management agreements, and performance metrics.
• Proficiency in MS Excel, PowerPoint and similar applications
• Excellent communication skills.
• Collaborative mindset and attention to detail.
