Job Title: DeputyGeneral Manager – Land and DocumentationDepartment:Legal / Land AcquisitionLocation:HyderabadReports to: General Counsel (GC) / Chief Financial Officer (CFO) Job PurposeThe Deputy GeneralManager (DGM) – Land and Documentation is responsible for managing all aspectsof land acquisition, title due diligence, legal documentation, and coordinationwith government authorities. This role ensures the smooth acquisition and developmentof land assets in alignment with the organization's strategic objectives whileadhering to legal and regulatory requirements. Key Responsibilities1. LandAcquisition & Due Diligence• LandIdentification and Acquisition: Lead the process of identifying andacquiring land parcels to meet the organization's project requirements.• DueDiligence: Coordinate with internal legal and survey teams to performcomprehensive title due diligence, land valuation, and ensure clear title andownership verification before acquisition.• Negotiation:Handle negotiations with landowners, legal representatives, and otherstakeholders to secure favorable terms and conditions.2. Documentation& Legal Compliance• LegalDocumentation: Draft, review, and finalize essential agreements such asSale Deeds, Lease Deeds, Memorandums of Understanding (MOUs), Joint Venture(JV) agreements, and other contracts related to land acquisition.• DocumentationCompliance: Ensure that all legal documentation related to landacquisition, registration, and approvals is accurate, compliant, and up todate.• LandRecord Maintenance: Maintain an organized and updated record of all land -relateddocuments and ensure compliance with applicable laws and regulations.• Coordinationwith Legal Counsel: Work closely with internal and external legal counselto vet documents and manage any land -related disputes or litigation. 3. Liaison& Regulatory Approvals• GovernmentLiaison: Interface with local authorities (Revenue, Registration,Panchayat, Town Planning, etc.) for obtaining necessary approvals, includingmutation, zoning, and change of land use (CLU) permissions.• StatutoryClearances: Ensure that all statutory clearances such as No ObjectionCertificates (NOCs), encumbrance certificates, and other regulatory approvalsare in place before land acquisition.• Follow -ups:Proactively follow up with authorities to expedite the processing of documentsand approvals, ensuring no delays in land acquisition.4. RiskMitigation & Dispute Resolution• RiskManagement: Identify and address potential legal risks and exposure relatedto land acquisition and development activities.• DisputeResolution: Manage land -related disputes, encroachments, or legalchallenges effectively and ensure minimal legal exposure.• LitigationManagement: In cases of disputes, coordinate with legal teams to managelitigation, working towards settlements and avoiding prolonged legal battles.5. TeamLeadership & Coordination• TeamManagement: Lead, mentor, and manage a team of land officers, documentationexecutives, and external consultants, ensuring high levels of productivity andcompliance with organizational goals.• Cross -functionalCollaboration: Coordinate with other internal departments, including legal,finance, and project development teams, to align land -related activities withoverall project timelines and business objectives. RequirementsRequired Skills& Experience• Experience:Minimum of 20 years of experience in land acquisition and legal documentation,preferably within real estate, infrastructure, or industrial developmentsectors.• LegalExpertise: Strong knowledge of land laws, registration processes, title duediligence, and land documentation procedures.• NegotiationSkills: Proven track record of negotiating large -scale land deals andhandling complex negotiations with government authorities and privatelandowners.• GovernmentLiaisoning: Demonstrated experience in dealing with local and regulatoryauthorities, securing approvals, and managing public sector interactions.• LeadershipSkills: Excellent team leadership, communication, and stakeholdermanagement skills with the ability to lead cross -functional teams inhigh -pressure situations.• ProblemSolving: Ability to identify potential legal and regulatory risks andproactively address them to mitigate challenges.Educational Qualification• Essential:Graduate in Law (LLB). Key Competencies• LegalAcumen: Strong understanding of legal matters related to land acquisition,title verification, and documentation processes.• Negotiation& Stakeholder Management: Exceptional ability to negotiate favorableterms and manage complex stakeholder relationships.• DocumentationAccuracy: High attention to detail in ensuring legal documentation isaccurate, complete, and compliant with all laws and regulations.
