Role Overview:
The Sr. GM/GM - Corporate Projects (Hotel Projects) will be responsible for leading the planning, execution, and delivery of large-scale hotel projects for DS Group. This role demands extensive experience in hotel construction, MEP, project management, cost control, vendor management, and stakeholder collaboration. The individual will oversee multiple projects from concept to completion, ensuring adherence to quality, safety, timelines, and budget constraints.
Key Responsibilities:
Project Planning & Execution:
- Lead end-to-end project lifecycle management for luxury hotel developments, ensuring adherence to DS Group's quality and branding standards.
- Drive project feasibility studies, master planning, and site evaluation for new hotel projects.
- Oversee design coordination, architectural planning, and MEP services integration.
- Develop and track project schedules, aligning with business objectives and financial targets.
- Ensure timely execution while mitigating project risks and resolving bottlenecks.
- Project Coordination
Budgeting, Cost Control & Procurement:
- Define project budgets, secure approvals, and implement cost-control measures.
- Lead procurement strategies, vendor negotiations, and contract finalization for consultants, contractors, and suppliers.
- Optimize cash flow management and forecast cost-to-completion metrics.
- Implement value engineering strategies to optimize design, material usage, and construction efficiency.
Construction & Quality Management:
- Supervise on-site execution, ensuring quality control, safety compliance, and timely delivery.
- Coordinate with architects, structural engineers, contractors, and government regulatory bodies.
- Monitor MEP system installations, energy efficiency measures, and sustainability initiatives.
- Implement safety and compliance standards in line with local and international regulations.
Stakeholder & Team Management:
- Collaborate with internal leadership, operations teams, and external partners to align project deliverables.
- Manage cross-functional teams, fostering a high-performance culture.
- Engage with global and domestic hospitality brands to ensure design and service standard compliance.
- Provide strategic guidance on new hospitality business opportunities and expansion plans.
Key Requirements:
Educational Qualifications:
- Bachelor's Degree in Civil/Electrical/Mechanical Engineering or related fields.
- Master's in Construction Management / General Management from a reputed institution (Preferred).
- Certified Professional in Contracts Management / Project Management (Preferred).
Experience:
- 20 years of experience in real estate, hospitality, and commercial project management.
- Proven track record of leading hotel and luxury resort projects from design to handover.
- Hands-on experience with some prominent hotel brands like Accor, Marriott, IHG, etc. is a plus.
- Incumbent should have experience in Civil & Construction background. Interior Design is an added advantage.
- Minimum two or three assignments as a Project Head for Hotel Development.
- Must have done at least one Hotel Project as Project Head after COVID.
Technical Skills:
- Expertise in project planning tools (MS Project, AutoCAD, SAP, Primavera, etc.).
- Strong understanding of MEP, sustainable construction, and regulatory approvals.
- Proficiency in budget planning, contract administration, and vendor negotiations.
Soft Skills:
- Leadership and team-building capabilities.
- Strong communication, stakeholder management, and negotiation skills.
- Problem-solving mind-set with a hands-on approach.
