Architectural Designer

Role Purpose

To lead and drive the architectural vision, planning, design, and execution of highend luxury township projects (villas, plotted development, amenities, mixed use, master planning) under the Della brand, ensuring aesthetic excellence, functional performance, regulatory compliance, sustainability, and delivering within time and budget constraints.

Key Responsibilities:

A. Architectural Leadership & Strategy

1. Lead and manage the inhouse architectural/design teams and collaborate with external consultants.
2. Define and maintain design guidelines, quality standards, and architectural principles that align with the Della Luxury Townships brand.
3. Ensure that architectural designs are aligned with brand aesthetics, functional requirements, and statutory norms.

B. Conceptual Design, Planning & MasterPlanning

1. Develop conceptual designs, schematic layouts, master plans, zoning, circulation, open spaces, public & private amenities.
2. Integrate landscape design, interior design, and amenity design along with architecture to provide holistic and highquality design.

C. Detailed Design & Construction Documents

1. Oversee creation of working drawings, construction drawings, GFC (GoodForConstruction) drawings, detail drawings, specification of finishes, facades etc.
2. Coordinate with structural, MEP (Mechanical, Electrical, Plumbing), landscape, and other engineering teams for integrated delivery.

D. Execution Supervision & Site Oversight

1. Conduct site visits for design supervision, quality assurance, ensuring design intent is maintained during construction.
2. Resolve sitebased technical and design issues as they arise.

E. Regulatory & Municipal Coordination

1. Liaise with municipal and regulatory bodies to obtain required approvals, permissions, ensure compliance with local bylaws, DCR (Development Control Regulations), building codes, environmental norms, and other statutory requirements.

F. Sustainability & Innovation

1. Integrate sustainable design strategies, green building practices, energy efficiency, leveraging new materials/technologies.
2. Keep up with global and local design trends, luxury living standards, secondhome concepts, themed communities, etc.; bring innovation into projects.

G. Team Management, Stakeholder Engagement & Communication

1. Manage, mentor, and build capabilities in the architectural/design team.
2. Coordinate with internal stakeholders: project management, construction, sales & marketing, clients. Also present design proposals, pitches and mood boards.
3. Monitor timelines, budgets, and project quality standards.

Required Skills & Qualifications

From whats been described in job posts, an ideal candidate would have:

• Bachelors or Master's degree in Architecture (or equivalent) from a recognized institute
• Extensive experience: typically 1015 years for senior / head roles, with several years in leadership roles.
• Strong technical proficiency: AutoCAD, Revit, SketchUp, similar design and drafting tools. Experience with visualization/3D modeling is often a plus.
• Deep familiarity with building codes, municipal regulations / DCR, site planning, infrastructure and zoning norms in Maharashtra (especially Lonavala region if projects are there) etc
• Good leadership, communication, presentation, stakeholder management skills
• Ability to travel frequently (for site visits, vendor meetings, inspections) and manage multiple projects concurrently.
