Position Overview: Subject Matter Expert (Argus Specialist in DCF Modeling)
We are looking for a highly skilled
Subject Matter Expert (SME)
with deep specialization in
Argus Enterprise
and
Discounted Cash Flow (DCF) modeling
. This critical role will be instrumental in delivering advanced financial models and investment insights that support high-stakes real estate decision-making.

Key Responsibilities
Argus Enterprise Leadership:

  • Build, maintain, and optimize comprehensive real estate financial models using Argus Enterprise, ensuring accurate and reliable cash-flow projections and valuations.

Advanced DCF Modeling

  • Create sophisticated Discounted Cash Flow (DCF) models to evaluate investment potential, performance metrics, and value creation opportunities across multifamily and commercial portfolios.

Scenario & Sensitivity Analysis

  • Conduct scenario planning using Argus, optimizing models for various financial structures and market assumptions.

Market-Integrated Modeling

  • Incorporate in-depth market research and comparable analysis into Argus and DCF models, enhancing data accuracy and model relevance.

Insightful Reporting

  • Translate modeling outputs into actionable reports for senior management and clients, clearly presenting financial insights, IRR, Cash-on-Cash returns, and value-driving recommendations.

Strategic Collaboration

  • Work across teams and with clients to provide Argus and DCF modeling expertise for acquisitions, developments, and portfolio strategies.

Must-Haves
What We're Looking For:

  • Bachelor's degree in Real Estate, Finance, Economics, or Business
  • 2–5 years of experience specializing in Argus Enterprise and DCF modeling
  • Strong command of Argus Enterprise software for real estate financial modeling
  • Expertise in DCF modeling methodologies, with a focus on multifamily and commercial real estate
  • Proficiency in Microsoft Excel and financial modeling best practices
  • Excellent analytical, problem-solving, and communication skills
  • Proven ability to work in a fast-paced, collaborative environment

Nice-to-Haves

  • Master's degree in Real Estate, Finance, or Economics
  • Certifications such as CFA, CA, or FRM (completed or in progress)
  • Familiarity with real estate tools such as Yardi Voyager, CoStar, and Google Earth
