Job Title: Purchase Engineer-Real Estate / Construction

Reports To: Project Manager

Job Summary

We are seeking a Purchase Engineer with strong technical and procurement expertise to manage end-to-end material procurement for real estate projects, from project initiation to handover. The role requires sound technical knowledge of construction drawings, specifications, BOQ, and close coordination with site and design teams to ensure timely, cost-effective, and quality procurement.

Key Responsibilities

Procurement Responsibilities

  • Manage complete procurement cycle from project start till completion.
  • Prepare material requisitions based on BOQ, GFC drawings, specifications, and construction schedules.
  • Source, evaluate, and finalize vendors/suppliers for civil, finishing, and MEP materials.
  • Float enquiries, analyze technical & commercial comparisons, negotiate rates, and finalize purchase orders.
  • Issue Purchase Orders (POs) ensuring technical specifications, brands, and standards are clearly defined.
  • Ensure timely delivery of materials as per site requirements and project timelines.
  • Coordinate with stores for GRN, inventory control, and material reconciliation.
  • Track material consumption and control cost overruns and wastage.

Technical Responsibilities

  • Study and understand approved drawings, BOQs, specifications, and material submittals.
  • Ensure procured materials comply with approved makes, quality standards, and technical specifications.
  • Coordinate with consultants, architects, and project engineers for technical clarifications.
  • Review and finalize material samples, technical datasheets, and mock-ups before bulk procurement.
  • Support value engineering and cost optimization without compromising quality.
  • Assist site team in resolving material-related technical issues.
  • Ensure compliance with IS codes, safety norms, and project quality standards.
  • Participate in technical discussions during vendor finalization and pre-order meetings.

Documentation & Coordination

  • Maintain complete procurement documentation: POs, GRNs, invoices, delivery challans, and approvals.
  • Prepare and submit procurement MIS reports and vendor performance evaluations.
  • Coordinate with accounts for timely invoice verification and payments.

Qualifications & Experience

  • B.E / B.Tech / Diploma in Civil Engineering (mandatory).
  • 48 years of experience in real estate / construction procurement.
  • Strong technical knowledge of civil, finishing, and MEP materials.
  • Hands-on experience in project-based procurement from start to end.
  • Good knowledge of BOQ, drawings, specifications, and construction standards.
  • Proficiency in MS Excel, ERP/Procurement systems.
