Project Manager

Role & responsibilities

1. Pre-Construction Stage

2. Assist in preparation of DPR (Detailed Project Report), project feasibility and budgeting.

3. Support design coordination with architects, consultants, and internal design team.
4. Mobilize site with required manpower, machinery, materials, and approvals.
5. Prepare execution strategy, timeline (Bar chart, L3 schedule), and coordinate with planning team.
6. Ensure project kick-off is in line with management and sales commitments.

7. Actively Participate in Kaizen (CONTINUOUS IMPROOVEMENT) activities to enhance work process, efficiency, quality and safety.

8. Project Execution & Monitoring

9. Monitor day-to-day execution of all civil, MEP, and external works as per approved drawings and GFCs.

10. Coordinate with architects, structural consultants, MEP consultants, and other design stakeholders.
11. Ensure adherence to project schedule, quality standards, safety norms, and housekeeping protocols.
12. Manage contractor performance, resource utilization, and progress tracking.
13. Use Powerplay or other construction management software for daily updates, photographs, and reporting.

14. Chair and document weekly/fortnightly review meetings with contractors and consultants.

15. Vendor and Contract Management

16. Support procurement in finalizing scope, BOQ, and work orders for contractors.

17. Evaluate and certify contractor bills, material reconciliations, and change orders.
18. Ensure adherence to terms of contracts and maintain contractor coordination for timely execution.

19. Assist in negotiation and dispute resolution with vendors/contractors.

20. Quality, Safety & Compliance

21. Ensure implementation of QAP, SOPs, and method statements for quality control.

22. Ensure adherence to safety policies, PPE usage, TBT sessions, and risk assessments.
23. Monitor site housekeeping on a daily basis and ensure clean, safe, and compliant working environment.

24. Ensure project documentation for ISO, RERA, and audit purposes is maintained and updated.

25. Reporting & Handover

26. Maintain daily progress reports (DPR), weekly (WPR), and monthly reports (MPR).

27. Support CRM and marketing with site updates, milestone tracking, and client walkthrough readiness.
28. Ensure closure of snag lists, NOCs, and support final billing and statutory completion process.

29. Coordinate with internal departments finance, sales, legal, CRM, and facility teams for project closure.

30. Innovation, Vendor Development & Cost Management

31. Continuously explore and evaluate new construction technologies, materials, and techniques for efficiency and sustainability.

32. Lead the implementation of advanced construction tools, automation, or innovative solutions to improve speed and quality of work.
33. Identify, assess, and develop a reliable network of vendors, contractors, and service providers.
34. Benchmark vendor capabilities and initiate rate contracts for repetitive works or material supply.
35. Demonstrate strong cost consciousness in planning, procurement, execution, and vendor negotiations.
36. Participate in value engineering efforts to optimize design and reduce construction cost without compromising quality.
37. Contribute to continuous improvement of project delivery through benchmarking and best practice implementation.
