  7. Documentation, Drawing Management & Quality Control

Detailed Job Responsibilities

  1. Design Development (Upcoming Projects)


• Assist in preparing the concept design brief and master plan layouts in line with the

business plan.


• Work on feasibility studies, layout planning, unit designs, parking concepts,

circulation, and orientation studies.


• Coordinate with external architects and consultants to develop concept, schematic,

and detailed designs.


• Review and finalize architectural drawings, faade design, and space planning.


• Ensure proposed designs are cost-efficient, construction-friendly, and aligned with

market needs.

  1. Ongoing Projects Design Execution


• Ensure timely release and approval of Good for Construction (GFC) drawings.


• Coordinate between site teams and consultants for design clarifications, revisions, and

RFI responses.


• Conduct design audits to check the execution on-site as per design intent.


• Monitor compliance of construction with approved architectural plans.

  1. Consultant & External Coordination


• Coordinate and manage external architects, structural consultants, MEP consultants,

faade, and interior design teams.


• Lead design workshops and regular meetings with consultants to ensure alignment on

scope and timelines.


• Evaluate consultant deliverables and escalate delays or design issues for resolution.

  1. Internal Cross-Department Coordination


• Collaborate with:

  • Project Team: for execution feasibility and site constraints.
  • Sales & Marketing: for layout finalization, marketing plans, 3D renders,

brochures, etc.

  • Legal & Liaison: for drawings related to approvals, authority compliance, and

NOCs.

  • Procurement: for material specifications and coordination with vendors.


• Assist in preparing technical presentations for internal approvals and investor

meetings.

  1. Statutory Compliance & Approvals Support


• Prepare and review drawings for authority submissions (e.g., municipal, fire,

environment).


• Ensure zoning, FAR/FSI, and other regulatory guidelines are adhered to.


• Coordinate with legal and liaison teams to revise and resubmit drawings as required.

  1. Value Engineering & Design Optimization


• Participate in cost optimization workshops and suggest alternatives for layout

efficiency, material use, and faade detailing.


• Ensure value engineering does not compromise functional, safety, or aesthetic

aspects.


• Promote sustainability and green building practices wherever feasible.

  1. Drawing Management & Documentation


• Maintain an organized and version-controlled library of architectural drawings.


• Ensure tracking and control over drawing releases and revisions.


• Prepare and maintain design trackers and status reports for all projects.
