Job Description: Title Searcher - US Mortgage (Minimum Exp of 1 yrs as hands on Title Search)

Positions: 100+

Experience: Minimum of 1 year of experience in title searching (Current Owner, Two Owner & Full
Owner, Examination), with demonstrated ability to conduct independent searches and
prepare comprehensive property reports.

Location: Bengaluru or Coimbatore (Work from office only)

Notice Period: Immediate to 15-20 days

Qualification: Graduate in any discipline

Shift: US Shift (6/7 PM to 3/4 AM) - Monday to Friday 

Position Summary
The Title Searcher is responsible for performing thorough title searches utilizing various title
plants and databases to produce accurate and comprehensive property reports. This role
demands a deep understanding of title search procedures, legal documentation, and property
records to ensure the integrity of search results.
Key Responsibilities
 Conduct detailed title searches using platforms such as DataTrace, TitlePoint, DataTree,
Netronline, and other title plants.
 Retrieve and examine property-related documents including deeds, mortgages, liens, tax
records, and court filings.
 Analyze chains of title to verify accuracy and identify potential issues, discrepancies, or
encumbrances.
 Review and interpret legal documents to determine the status of property titles.
 Prepare and deliver complete and accurate search packages, including a written
summary of findings.
 Maintain consistency in performance while adapting to evolving processes and priorities.
Job Requirements
 Solid understanding of the title insurance and mortgage processes.
 Proficient in using title search platforms such as TitlePoint, DataTrace/Tree, Netronline,
etc.
 Ability to read and interpret legal documents, including deeds, liens, judgments, and
encumbrances.
 Strong analytical skills with high attention to detail and accuracy.
 Adaptable, reliable, and able to work independently under deadlines.
Education & Experience
 Bachelor's degree or equivalent professional qualification preferred.
 Minimum of 1 year of experience in title searching (Current Owner, Two Owner & Full
Owner, Examination), with demonstrated ability to conduct independent searches and
prepare comprehensive property reports.
