Role Description

Milroc Good Earth Developers is seeking a Property / Maintenance Manager to oversee the smooth functioning, upkeep, and day-to-day operations of a residential project. The role requires strong leadership in supervising staff, ensuring timely maintenance, and addressing resident needs with effective communication and care.

Requirements

  • Proven experience in property/facility management, housekeeping, or maintenance supervision.
  • Strong organizational and leadership skills with the ability to manage multi-disciplinary teams (housekeeping, security, electricians, plumbers, gym/swimming pool staff).
  • Working knowledge of building systems, equipment, and maintenance processes.
  • Ability to resolve resident issues promptly and maintain high service standards.
  • Proficiency in maintaining registers, stock records

Key Responsibilities

  • Supervise housekeeping activities as per schedules to ensure cleanliness.
  • Conduct daily briefings and training sessions for housekeeping staff.
  • Manage attendance, duty rosters, leaves, and records of housekeeping, security, and Milroc staff.
  • Oversee procurement, issuance, and stock registers of housekeeping, plumbing, electrical, and maintenance materials.
  • Train staff on handling elevators, generators, fire alarm systems, and emergency procedures.
  • Supervise gardeners for lawn maintenance, trimming, pest control, and plant care.
  • Ensure upkeep of common amenities including gym, swimming pool, elevators, and grey water treatment systems.
  • Monitor generator performance.
  • Verify records maintained by security personnel and Adarsh staff.
  • Manage equipment and ensure safekeeping of all tools and machinery.
  • Handle recruitment and documentation of new housekeeping staff.
  • Address day-to-day resident issues, maintain a resolution register, and ensure timely closure.
  • Verify bills, prepare GRNs, and forward for approvals.
