Senior LegalManager – Real Estate / Township ProjectJob SummaryWe are looking for a highly experienced Senior Legal Managerto oversee and manage all land/legal matters and statutory approvals for alarge real estate project in India. The ideal candidate should have strongexpertise in real estate laws, land documentation, legal compliance, andregulatory approvals. The role requires handling land -related legal matters,buyer queries, statutory approvals, and compliance with township developmentregulations.Key ResponsibilitiesA. Land & LegalMatters• Review andverify land title documents, agreements, deeds, and revenue records foraccuracy and compliance.• Addresslegal queries from buyers and provide satisfactory responses on land ownership,title, and other related matters.• Overseeand coordinate the registration of plots, including drafting sale deeds, siteplans, stamp duty verification, and liaison with sub -registrar offices.• Handle allmutation, conversion, and land use change matters with government authorities.• Track,follow up, and ensure closure of all pending land -related legal disputes andlitigations.• Maintainproper documentation and compliance records for all land -related transactions.B. Statutory &Approval Matters• Apply forand secure necessary approvals from various government departments, including:• ElectricityBoards (for power connections and infrastructure approvals)• PollutionControl Boards (for environmental clearances)• WaterSupply Departments (for water connection approvals)• Panchayat,Zila Parishad, and Local Development Authorities (for land and projectapprovals)• Assistproject buyers/customers in securing their own electricity and pollutioncontrol approvals.• Stayupdated on real estate laws, township development regulations, and statutoryprocedures related to land approvals, conversion, mutation, and allotment ofutilities.• Liaisewith government bodies, regulatory agencies, and legal consultants to ensuresmooth execution of statutory processes.• Proactivelyresolve any legal roadblocks or compliance issues that may impact projectprogress.RequirementsRequired Skills &Attributes• Strongknowledge of Indian real estate laws, land acquisition rules, RERA regulations,and government approval procedures.•• Hands -onexperience in dealing with land records, legal documentation, and property registrations.• Excellentcoordination skills to handle multiple government departments and agencies.• Ability tomanage legal disputes, court cases, and settlements efficiently.• Strongdrafting and negotiation skills for contracts, sale deeds, and compliancedocumentation.• Proficiencyin legal research and understanding of relevant municipal, state, and centrallaws.Qualifications &Experience• LL.B.(LL.M. preferred) with specialisation in real estate/property law.• 10+ yearsof experience in handling legal matters for large real estate/townshipprojects.• Provenexperience in land due diligence, registrations, statutory approvals, andcompliance with real estate regulations.• Strongexperience in coordinating with government authorities, legal consultants, andregulatory agencies.
