Job Description :General Manager (GM) - Real Estate

Position: General Manager (GM) Real Estate

Qualification: Bachelor's degree in Civil Engineering / Construction Management; MBA

preferred.

Experience: 12-18 years of experience in real estate project management, with at least 5+ years in a senior leadership role. Hands-on experience in managing plotted developments/layout projects will be an advantage.

Salary Range: GM -20-30L +10L Bonus

Reporting To: Managing Director

Location: Bangalore

Work timings: Mon-Sat (6 days working), 10 AM PM.

Key Responsibilities:

Project Management & Delivery

1.Oversee 5+ layout projects end-to-end, from planning to delivery.

2.Ensure adherence to project timelines, budget, and quality standards.

3.Monitor project progress through regular site reviews and MIS reporting.

4.Coordinate with architects, engineers, contractors, and vendors for smooth execution.

Regulatory Compliance

1.Ensure all projects are RERA-compliant, including registrations, disclosures, and updates.

2.Oversee approvals and clearances from statutory bodies (BBMP, BDA, Panchayat, Pollution

Control, etc.).

3.Maintain documentation, contracts, and legal compliance related to land and development.

Team Leadership & Coordination

1.Lead and mentor project managers, engineers, sales, and support staff.

2.Foster collaboration between cross-functional teams (legal, sales & marketing, finance, operations).

3.Build accountability within teams to achieve milestones and resolve bottlenecks.

Stakeholder & Customer Management

1.Act as primary point of contact for investors, landowners, and partners.

2.Ensure clear communication with customers regarding project timelines, handovers, and queries.

3.Support marketing and sales teams in project positioning and delivery readiness.

Business & Operational Excellence

1.Provide inputs on project feasibility, design, and market positioning.

2.Drive cost optimization without compromising on quality.

3.Identify risks and develop mitigation strategies for timely delivery.

4.Establish systems, processes, and best practices for scale and efficiency.

Key Skills & Competencies:

1.Proven track record in managing multiple real estate projects (preferably layouts/townships).

2.Strong understanding of land development processes, government approvals, and RERA compliance.

3.Excellent leadership and people management skills.

4.Strong financial acumen, negotiation, and vendor management abilities.

5.Ability to work in a fast-paced, entrepreneurial environment.
