We are currently looking for dedicated and motivated individuals who have strong leadership, organizational and teamwork skills for its Investment Banking team based in Gurgaon.
Responsibilities
Supporting our clients in REIT / Real Estate Industry. Exposure to multiple industries including General Industrials & Industrial Services, Consumers, Retail and Oil & Gas would be an added advantage
- Experienced in REIT / Real Estate specific financial modelling including operating and non-operating cash flow modelling, levered and debt cash flow, JV & waterfall, be able to build and audit financial models for multifamily, office, industrial and retail assets class
- Be able to develop Argus valuation models (both single property and portfolio), lease abstracting, lease review, and audit etc. also, performing cash flow and rent roll analysis
- Performing valuations for different commercial real estate properties by applying different valuation approaches – income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach
- Be able to model REIT income statement and balance sheet, understanding of revolver, interest expense & circularity, modeling of the future development, FFO & CAD, ultimately building and auditing of REIT valuation and NAV models
- Preparing pitch books, information memorandums, industry studies, company profiles, company focused discussion documents related to various industries
- Conducting M&A deal run and potential target & buyer screenings using databases including Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet etc.
Meet project timelines and quality of deliverables in a manner to ensure "high client satisfaction"
Conducting analysis & performing quality control check of the outgoing reports / packs
Other activities include structuring deliverables & developing new capabilities / new research products
Demonstrate strength and experience in client / requester relationship building and management, information / knowledge needs assessment
Required Background
- Post-Graduation in Finance or equiv. qualification (CFA, MBA (finance), CA or equiv.)
- Minimum 2-5 years of experience in the Investment banking space or commercial real estate valuation
- Strong statistical and analytical skills to assess the economic performance / analysis of companies and industries for clients
- The candidate should have the ability to work independently and possesses the management / leadership skills to run the research on a day-to-day basis
- Excellent written and spoken communication skills with experience in Client handling
- Working knowledge of databases such as Bloomberg, Capital IQ, Thomson Research, FactSet etc.
- Should be well versed with MS Office suite specially Microsoft Excel, Word and Power Point
