Job Description Liaising Executive (Real Estate)

Position: Liaising Executive

Experience Required: Minimum 3 Years

Department: Liaison / Approvals

Reporting To: Liaising Officer / AGM (Liaison)

Location: Cuttack

1. Job Purpose

To manage all liaison activities related to RERA compliance, land acquisition, project approvals, registrations, and communication with landowners and local authorities. The role ensures smooth coordination between the company and government departments, local communities, and stakeholders.

2. Key Responsibilities

A. RERA & Regulatory Work

  • Handle complete RERA registration and related documentation for new and ongoing projects.
  • Ensure timely submission of required forms, certificates, and compliance reports.
  • Coordinate with RERA officials for queries, clarifications, and approvals.

B. Land Acquisition & Registration

  • Identify prospective land parcels and coordinate with landowners for negotiation and acquisition.
  • Prepare and collect all land-related documents, legal papers, and due diligence reports.
  • Manage land registration processes with the Sub-Registrar Office (SRO) and other authorities.
  • Work with legal and technical teams for verification of land documents.

C. Government & Local Authority Coordination

  • Visit government offices (Tehsil, Municipality, RERA office, Development Authority, Revenue Dept.) for approval-related work.
  • Follow up on project approval files such as building plans, layout plans, NOCs, electricity, water, fire, and environmental clearances.
  • Maintain good relations with government officials and support smooth processing of approvals.

D. Public & Community Coordination

  • Communicate with local villagers, community members, and stakeholders to handle disputes, objections, and site-related issues.
  • Support the company in maintaining harmony and resolving ground-level problems.
  • Provide timely updates regarding any community concerns or developments.

E. Reporting & Documentation

  • Maintain records of approvals, land documents, registrations, and correspondence.
  • Submit daily/weekly reports to the Liaising Officer.
  • Prepare MS Office-based reports (Excel, Word, PowerPoint) whenever required.

3. Skills & Competencies

  • Excellent communication skills (verbal & written).
  • Strong knowledge of MS Office (Excel, Word, PowerPoint).
  • Good understanding of RERA processes, land documentation, and local approvals
  • Ability to deal with government authorities and local community members
  • Presence of mind, problem-solving ability, and strong follow-up skills.
  • Should be confident, polite, and able to handle fieldwork independently.

4. Qualifications

  • Bachelors degree in any discipline.
  • Minimum 3 years of experience in real estate liaisoning, land acquisition, or project approval work.
  • Experience with RERA and land-related documentation is mandatory.
