Supervisor

1. Daily Rounds to all utility services in respective Shift.
2. Check attendance records of technicians.
3. Daily Handover & take feedback from previous shift supervisor.
4. Follow-up checklist procedures & take appropriate action if any improvement or proactive action to reduce breakdown time.
5. To attend the major breakdown calls.
6. Ensure that the water level in all tanks should be maintained as per protocol.
7. Follow - up for maintenance schedule of all utility system.
   1. Keep Track for availability of Water, Electricity Sources & emergency services.
   2. To monitor technicians.
   3. Assign pending jobs to technicians and take feedback to close the same.
   4. To make Coordinate with store keeper to receive new spares and return faulty spares to the store
   5. Keep track of equipment History and maintain its records.
   6. To escalate to the superiors if calls are not closed within 30 min. 
   7. Emergency Utility calls escalate to superiors immediately e.g. Lift, Medical gas AKD Ro Water & Critical Area.
   8. Update equipment's breakdown history records.
   9. To maintain proper paper work of each service call either resolved by Outsource or in house team.
   10. Handing over from supervisor of previous shift including man power / maintenance Activity pending calls.
   11. To check TMC/Bore well water level if water is not sufficient give order to supplier and TMC tanker and to take follow-up for the same.
   12. To take maintenance complaint and give complaint no. to appropriate department/ person.
   13. To follow up the call from concern technician after 10 minutes if any feedback is not received from him.
   14. If call is not closed within permitted time 10 min. it should be escalated to Maintenance Executive, Sr. Executive & Asst. Manager depending on emergency defined.
   15. Supervisor should hand over all the previous shift reports to his reliever supervisor.
   16. Supervisor should read supervisor logbook strictly and should sign on any instruction given by Maintenance Asst. Manager & Manger.
   17. Should check all the utility areas logbooks and sign.
   18. Make sure that the hot water temperature should be maintained between 40-45 deg. Celsius at outlet of circulating pump.
   19. Make sure that level of diesel tank should be maintained between Ltrs. If diesel not available, inform to store Keeper for shifting the tank.
   20. Strictly check both the MSEDCL grid source.
   21. Follow up with Electrician for switching OFF unnecessary lights.
   22. Make sure that at least one Electrician always stays at basement Electrical room for Emergency purpose.
   23. Make sure that during MSEDCL failure one DG should be start automatically as per SOP of DG and second DG should be started simultaneously. Do not switch ON bus coupler while both DG are running.
   24. Properly note down all electrical consumption data in computer without fail.
   25. Should take round at Electrical panels of electrical room and check the status of each Electrical panel.
   26. Reach immediately at respective lift in case of lift trap for rescue operation in their shift.
   27. Make sure that DG which is in AUTO mode is running without error, if any error is found in AMF panel it should be Acknowledge immediately.
   28. If system is not running properly immediately report to maintenance Executive, Sr. Executive, Asst. Manager & Manager (within 10 min).
   29. During MSEDCL failure make sure that load switched over to UPS.
   30. Following Parameters to be maintained :

Fire tank level to be kept Full

Treated tank and Raw water tank level as per protocol.

If it goes below permissible limit immediately report to maintenance Executive, Sr. Executive & Asst. Manager.

1. Allow the raw water tankers only after checking the hardness of water. The hardness should be up to permissible limit and ensure that the raw water should be poured in Raw tank only.
2. TMC water tanker should be allowed after checking of hardness and found it below 100 ppm only.
3. Make sure that back wash of STP treated system should be done by STP operator in each shift without fail.
4. Ensure that the medical gas should be maintained as per protocol.
5. Supervisor should be strictly present at manifold room at the time of refilling of liquid oxygen in Liquid oxygen tanks and check the level of refilling.
6. Follow up with manifold operator for any abnormality in system.
7. In case of failure of manifold system it should be informed to maintenance Executive, Sr, Executive & Asst. Manager immediately.
8. In case of lift failure it should be escalate at that time immediately to Maintenance Executive, Sr. Executive & Asst. Manager.
9. In case of major failure of lift call should be registered to Vendor immediately.
10. Make sure that AKD RO plant is working smoothly and ensure that the pump pressure is maintained as per given protocol.
