**What we're looking for**:
You are location in-charge for all the facility management operations for Bangalore offices. To achieve excellence in preventive maintenance programs at site with highest standards and ensure energy conservation practices. Assist the Facility Manager in managing M&E scope and other areas of the premises to ensure the quality and deliverables with in the stipulated time. To check & observe the utilities like electrical, plumbing & HVAC. Contribute to achieving financial and other targets established by the FM. Achieve Key Performance Indicators and service level agreements targets.Operate and maintain Electrical installation, Transformers - 2,000 KVA x 2, Captive

Power DGs - 1,250 KVA x 3, HVAC - 200TR x 3 (Air Cooled Chiller)

**Role and Responsibilities**:
**Property Management Operations**
- Implement all engineering & operational procedures on site
- Provide inputs for proper planning & managing of the Capex & Opex budgets for

engineering & operational expenses.
- To manage and control all critical spares for all installations as per manufacturer

recommendation and inventory.
- To coordinate with Facility Manager to have all related contracts in place.
- To liaise with local authorities (M&E related) and others for facility related issues and for
- all statutory related compliances at all times
- To liaise with the vendors for maintenance/service practices of M&E contactors to deliver

quality work practices in line with the manufacturer recommendations.
- Ensure proper functioning of the following system in the facility.
- **All Electrical Systems**
- **All HVAC system**
- **Water, Plumbing, Sanitary Systems/ STP**
- **Elevators/Lifts**
- **Cafeteria equipments/ Food courts**
- **Lab’s and Data center**
- Ensure that all maintenance related schedules & shut down in consultations with OEM & facility manager are followed.
- Daily inspection of log books, history card, checklist, escalation charts, OCP & PPM

schedules etc for a better management of engineering systems.
- To ensure an uptime of 100% and set up the practices to deliver seamless service to Client.
- To update and maintain all statutory documents are updated like CIEG, Fire, Lift,Explosive, Pollution Control, Etc related to

M&E operations and kept in place.
- To take up energy management program for reducing the cost on utilities
- Handle (if needed) small renovation projects from initiation to completion
- To ensure and guide the technical & other staff attends & work for closures for all technical related issues in the facility.
- To adhere to 52 weeks annual M&E maintenance schedule
- To participate during emergency evacuation procedure and manage all health & safety

issues.
- To ensure safety systems & processes are established and implemented on site
- To ensure vendor management & vendor performance management is done on monthly
- basis
- To ensure monthly invoicing is done on time as per agreed timelines.

**Basic Qualifications**:

- Bachelor or Master’s degree or related fields.
- At least 4+ years of experience
- To ensure Daily, Weekly, Monthly, Quarterly, Half Yearly & Yearly records are prepared and sent to the Facility Manager for all

engineering and other related activities
- To update & maintain all records on a daily basis (Log books, History Cards, Equipmentdetails, Service Reports, Incident

Reports etc.,)
- To submit Night Report on a daily basis
- To ensure submission of Monthly Reports on time - Utilities Report, Energy Report,
- Maintenance Report, Equipment Uptime, OEE & Status Report
