Quantity Surveyor

As a Quantity Surveyor with 4 years of experience in the real estate industry, you will play a critical role in managing and controlling the costs of construction projects. You will be responsible for cost estimation, procurement, cost control, and ensuring the efficient use of resources throughout the lifecycle of the project. Your role will involve collaboration with project managers, architects, engineers, and contractors to ensure projects are completed on time and within budget.

**Key Responsibilities**:

- **Cost Estimation & Budgeting**:

- Prepare detailed cost estimates for construction projects based on drawings, specifications, and other project documentation.
- Develop project budgets and cost plans, ensuring accuracy and completeness.
- Assess and manage variations to the scope of work, updating cost plans as required.
- **Cost Control & Management**:

- Monitor and control project costs throughout all stages of construction to ensure adherence to budgets.
- Provide regular cost reporting and variance analysis to project stakeholders.
- Identify cost-saving opportunities without compromising quality or project requirements.
- **Tendering & Procurement**:

- Assist in the preparation and analysis of tenders, ensuring competitive pricing.
- Oversee the procurement process for materials, services, and labor, ensuring compliance with project specifications.
- Evaluate contractor and supplier quotes and manage contracts accordingly.
- **Contract Administration**:

- Review and negotiate contracts with subcontractors and suppliers.
- Manage contract variations, claims, and disputes in a fair and transparent manner.
- Ensure the proper execution of contracts, including compliance with legal and regulatory standards.
- **Site Visits & Coordination**:

- Conduct site visits to monitor the progress of construction work and ensure compliance with cost estimates and project specifications.
- Liaise with contractors, subcontractors, and suppliers to resolve issues related to cost or quality.
- Assist in resolving site-based disputes related to costs or quantities.
- **Reporting & Documentation**:

- Maintain accurate records of project costs, variations, and financial progress.
- Prepare reports for senior management and clients detailing cost forecasts, budget status, and potential risks.
- Ensure all documentation is in line with company procedures and audit requirements.
- **Risk Management**:

- Identify potential risks related to cost escalation, delays, and resource allocation.
- Develop and implement strategies to mitigate these risks and prevent budget overruns.
- **Collaboration**:

- Work closely with project teams, including engineers, architects, and developers, to provide cost-related advice and guidance.
- Assist in value engineering to ensure the project’s financial viability and quality.

**Skills & Qualifications**:

- **Education**: Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
- **Experience**: Minimum of 4 years of relevant experience in quantity surveying, preferably within the real estate sector.
- **Certifications**: Professional membership in a recognized body (e.g., RICS, AIQS, or similar) is an advantage.
- **Technical Skills**:

- Strong proficiency in cost estimation software and tools (e.g., CostX, Bluebeam, Buildertrend).
- Knowledge of construction methods, materials, and building codes.
- Familiarity with contract law and procurement processes.
- Proficient in MS Office Suite, particularly Excel, for cost tracking and reporting.
