Advocate

**Job Summary**:
The Advocate (Legal Counsel) is responsible for handling all legal matters related to real estate transactions, property disputes, regulatory compliance, contract management, and litigation. The role ensures that the company’s real estate dealings are legally sound and comply with all local, state, and national property laws.

**Key Responsibilities:Legal Advisory & Compliance**:

- Provide legal advice on real estate transactions, contracts, and property laws.
- Ensure compliance with real estate regulations, zoning laws, and government policies.
- Keep the company updated on legal changes affecting the real estate sector.
- Assist in obtaining necessary permits, approvals, and clearances for property development.

**Contract Drafting & Negotiation**:

- Draft, review, and negotiate real estate agreements, including sale deeds, lease agreements, and joint venture contracts.
- Ensure contracts protect the company’s interests while complying with legal requirements.
- Resolve contractual disputes and facilitate negotiations between parties.

**Litigation & Dispute Resolution**:

- Represent the company in court cases, arbitrations, and mediation related to property disputes.
- Handle litigation involving land acquisitions, tenant issues, and breach of contract cases.
- Liaise with external legal firms and regulatory authorities for case proceedings.

**Property Documentation & Due Diligence**:

- Conduct legal due diligence before property acquisitions to verify ownership and title clearance.
- Prepare and scrutinize legal documents such as title deeds, mortgage agreements, and land records.
- Investigate and resolve land encroachment and property fraud issues.

**Stakeholder Coordination**:

- Work closely with government bodies, local authorities, and real estate developers.
- Coordinate with internal teams, including sales, finance, and project management, to ensure smooth legal operations.
- Handle client legal queries related to property transactions and agreements.

**Qualifications & Skills**:

- **Education**: Bachelor’s or Master’s degree in Law (LLB/LLM) from a recognized institution.
- **Experience**: 1+ years of legal experience in real estate law, property transactions, or litigation.
- Strong knowledge of property laws, RERA (Real Estate Regulatory Authority), land acquisition laws, and contract law.
- Excellent negotiation, drafting, and communication skills.
- Ability to handle multiple cases and legal matters efficiently.
- Experience in litigation, arbitration, and alternative dispute resolution (ADR).

**Work Conditions**:

- Office-based with regular visits to courts, government offices, and project sites.
- May require travel for legal hearings and property-related due diligence.
- Ability to work under tight deadlines and manage legal risks effectively

**Job Type**: Part-time

Pay: ₹15,000.00 - ₹18,000.00 per month

Expected hours: 5 per week
