Bihani Jewellers is seeking a highly skilled and legally astute Property Lawyer to join our esteemed team. As a Property Lawyer at Bihani Jewellers, you will play an integral role in safeguarding the legal integrity of our property transactions. This position necessitates an in-depth understanding of property laws in India, precise document examination, and meticulous preparation of legal papers.

**Key Responsibilities**:
1. **Document Verification**:

- Conduct comprehensive due diligence on all property-related documents to ensure adherence to
Indian property laws and regulations.

2. **Legal Documentation**:

- Prepare and review all requisite legal documentation for property transactions, including but not limited to sale, purchase, and rental agreements for diverse property types such as residential flats, commercial offices, warehouses, plots, industrial lands, and hospitality establishments.

3. **Property Chain Assessment**:

- Scrutinize the entire property chain, meticulously examining the transaction history to guarantee an unbroken chain of ownership.

4. **Certified Copies Acquisition**:

- Obtain certified copies of property papers and their historical documentation from the appropriate authorities, ensuring legal validity and authenticity.

5. **Additional Requirements**:

- **Drafting of Papers**: Proficiency in drafting precise legal documents tailored to the nuances of Indian property law.
- **Alerting of Possible Dangers and Frauds**: Proactively identify and address potential risks, dangers, and fraudulent activities in property transactions, adhering to Indian legal standards.
- **Assistance in Various Departments**: Provide comprehensive legal assistance in registry, mutation, taxation, municipality, and registrar-related matters in alignment with Indian legal procedures.
- **Clearing Pending Dues**: Assist in the clearance of pending dues related to electricity, water, municipality, stamp duty, customs duty, GST, TDS, TCS, state and central taxes, ensuring full legal compliance.
- **Legal Research and Analysis**: Conduct thorough legal research on evolving property laws and regulations, providing regular updates and recommendations to ensure compliance with the latest legal developments.
- **Dispute Resolution Skills**: Demonstrate proficiency in alternative dispute resolution mechanisms, including negotiation and mediation, to effectively resolve property-related disputes in a manner consistent with Indian legal standards.
- **Client Counseling**: Engage in client counseling, offering clear and concise legal advice to clients on property matters, ensuring a comprehensive understanding of their concerns and objectives.
- **Contract Review and Negotiation**: Review, draft, and negotiate contracts with external parties, including but not limited to developers, contractors, and government entities, to safeguard the legal interests of Bihani Jewellers.
- **Environmental Compliance**: Ensure compliance with environmental laws and regulations related to property transactions, emphasizing sustainable and eco-friendly practices within the legal framework.
- **Ethical Considerations**: Uphold the highest ethical standards in legal practice, maintaining transparency and honesty in all dealings, in line with the Code of Ethics for legal professionals in
India.
- **Cross-Functional Collaboration**: Collaborate with internal teams, including finance, operations, and marketing, to provide legal insights and ensure alignment with organizational objectives.
- **Continuing Legal Education**: Pursue ongoing legal education and professional development to stay abreast of changes in property laws, ensuring continuous improvement in legal skills and knowledge.
- **Crisis Management**: Develop and implement crisis management protocols to address unforeseen legal challenges efficiently, minimizing potential risks and ensuring a proactive response to legal emergencies.

**Location**: Within a 30-kilometer radius of Surat Railway Station.
