**Position Overview**:
As a Property Advocate at Gurukul, you will play a crucial role in ensuring the legality and compliance of all land acquisitions and property developments undertaken by the company. You will be responsible for verifying the legality of land titles, managing all legal aspects of our projects, and overseeing the smooth execution of transactions. Additionally, you will serve as the primary liaison between the company and legal authorities, ensuring that all regulatory requirements are met and that our projects proceed smoothly.

**Key Responsibilities**:

- **Legal Verification**: Conduct thorough due diligence to verify the legality of land titles, ensuring that properties are free from encumbrances, disputes, or any legal impediments.
- **Regulatory Compliance**: Stay abreast of local, state, and federal regulations governing real estate transactions and ensure that all projects adhere to legal requirements.
- **Documentation Management**: Prepare, review, and manage all legal documentation related to property transactions, including contracts, deeds, leases, and agreements.
- **Negotiation and Mediation**: Negotiate with landowners, government agencies, and other stakeholders to secure favorable terms and resolve any legal disputes or issues that may arise.
- **Project Coordination**: Collaborate with internal teams, including project managers, architects, and engineers, to facilitate the smooth execution of property development projects.
- **Risk Assessment**: Identify potential legal risks and liabilities associated with property transactions and develop strategies to mitigate them effectively.
- **Dispute Resolution**: Act as a mediator in resolving disputes between the company and external parties, employing negotiation and conflict resolution skills to achieve amicable resolutions.
- **Legal Advisory**: Provide legal guidance and support to senior management and project teams on matters related to property law, real estate transactions, and regulatory compliance.
- **Stakeholder Communication**: Serve as the primary point of contact for legal matters, maintaining open communication channels with internal stakeholders, external legal counsel, and regulatory authorities.
- **Continuous Improvement**: Stay updated on industry best practices, legal developments, and emerging trends in real estate law to enhance the company's legal processes and practices continuously.

**Qualifications**:

- Bachelor's degree in Law or related field
- Proven experience in real estate law, property transactions, or related legal fields.
- Strong understanding of land acquisition processes, property rights, and real estate regulations.
- Excellent negotiation, communication, and interpersonal skills.
- Ability to multitask, prioritize tasks effectively, and work under tight deadlines.
- Detail-oriented with exceptional analytical and problem-solving abilities.
- Proficiency in legal research, document drafting, and contract negotiation.

Pay: ₹100,000.00 - ₹150,000.00 per month
