**Role Definition**

We, at Aashray Design Consultants, are looking for a creative Interior Designer to undertake a variety of space designing projects from concept to completion. He/She should be able to manage all aspects of the project with mínimal involvement of Principal Architects.

**Qualification**

He / She must have completed B.Arch. / B.Tech. / B.E from recognized university.

**Experience**

Minimum Experience required: 3 - 7 years

**Requirements**:
Focus Areas : Residential projects, Commercial Projects, Retail Fit Outs, Corporate Interiors etc

**Preferences**
- Handling a team of 3-4 architects and engineers and managing 5-7 projects parallelly (small to medium scale) to ensure smooth execution, timely completion, quality deliverables and client satisfaction.
- He / She should be very thorough with architectural and interior design along with sound knowledge of building services (Electrical, Plumbing, Air Conditioning and Fire Fighting).

- Expertise in layout, colour, lighting, materials selection, custom furniture and all installations.
- Excellent portfolio of previous works.

**Tasks & Activities**

**General Activities**:

- He / She should be very thorough with architectural and interior design along with sound knowledge of building services (Electrical, Plumbing, Air Conditioning and Fire Fighting).
- Acting as an interface between the client, contractors and consultants to resolve all project issues and arrive at optimal solutions.
- Accomplishing site visits in Delhi NCR for different projects and preparing relevant documentation including agenda, site visit reports and minutes of meetings.
- Organizing weekly review meetings of the in-house project team and sorting out all collaboration issues.
- Maintaining the quality of all the documents with the required level of detailing at each stage.
- He / She should have his / her own vehicle for commute.
- Pre-construction Stage Activities:

- Following up the client for the final consultancy work order.
- Prepare the conceptual design of the project including client presentation meetings.
- Visiting the sites to take measurements and site photographs.
- Deriving cost estimates of the project for an initial level analysis.
- Drafting Letter of Intent for contractors and consultants as per the project requirement.
- Preparing estimates & bar charts that are required for the smooth execution of the project.
- Preparation of tenders and BOQs for various contractual activities, empaneling and short listing of contractors based on pre-qualification, handling the comparative analysis of rates, chairing the tendering meetings.
- Preparation and ensuring the timely issuance of various good for construction drawings to the site for smooth execution of work with the help of architects, engineers and consultants.
- Construction Stage Activities:

- Guiding and managing a team of engineers and architects to check the drawings, designs, engineering calculations, contractor bills, JMRs.
- Keeping track of project cost, quality, safety, schedule, resources, etc over the duration of the project. Taking remedial measures for contingencies.
- Timely issuance of consultancy bills and regular follow-ups of payment.
- Closure Stage Activities:

- Completion of all the activities mentioned in the snag list.
- Verification of extra items in the final bill and performing rate analysis.
- Handing over the project to the client with all requirements fulfilled as per as-built drawings.
- Collecting completion certificate and arranging professional photography of the site.

**Performance Measurement Metrics**

Preparation of completion certificate for the contractors and consultants.

Package - Best as per Industry standards.

**Salary**: ₹30,000.00 - ₹50,000.00 per month

- Day shift

Ability to commute/relocate:

- Delhi, Delhi: Reliably commute or planning to relocate before starting work (required)

**Education**:

- Master's (required)

**Experience**:

- Interior design: 5 years (preferred)
- Project management: 3 years (preferred)
