**Architect - Goregaon - 4 years experience in Residential projects : SRA / BMC Drawings majorly.**

Research & Perform site analysis, including site visits, surveys, and research on zoning and regulations.

To understand and check the plot boundary, location, setbacks, road widths, height restrictions and FSI consumption as per the plot.Involvement in the design development process, from conceptualization to creating detailed architectural drawings and plans.

To start with initial calculation for FSI consumption and member’s wise tentative flat allotment checking with existing areas.
- Building Codes and Regulations Highlight the knowledge and expertise in local building codes & regulations. Explain how you will navigate these regulations to ensure compliance throughout the design phases.
- To discuss with society for planning, revise planning and Finalise the planning as per their requirement and areas mentioned and also attend society meeting when required.
- To discuss with HOD ask him to address any deficiencies or deviations from the design.
- To make proper excel for area statement, with existing, % new area, purchase area and total carpet and Rera areas.
- To start with typical layout floor plan option, and start with other floor plans, parking and cover other required amenities.
- Collaboration with Consultant Describe my role in coordinating and managing external consultants, such as structural engineers, MEP (mechanical, electrical, and plumbing) engineers, and landscape architects it’s my responsibility for integrating their input into the overall architectural design and also coordinate for Drone shoot.
- To amend changes in plans, elevations, sections, parking, open spaces and driveway and check plans received from consultant & Develop site plans, circulation patterns, and outdoor spaces that optimize functionality and aesthetics.
- To coordinate for PPT presentations from Design architect team or too make PPT presentations for society meetings and explaining the plan and PPT if required to clients or society.
- To verify CFO, IOD AND Concession drawings and to discuss the plans with Liasoning team and approval team for putting the file for concession and if any changes required to be changed and discussed with HOD.
- To discuss the initial typical plan with Design architect and sent them the proper option or ask them to initiate other plans option when required.
- To address any design-related issues that may arise during construction and occupancy phases with the help of HOD.
- To make & update MIS for operations and sales and assisting them in sale plans as per Vastu and society requirement.
- Continuous education and training to stay up-to-date with industry trends and best practices.
- Check, maintain & work on working drawings and as-built drawings and documentation for future reference and maintenance.
- Continually improve skills and knowledge to provide the best architectural solutions.To check and maintain the file for all planning related documents and regular update on Google drives for plans and maintain the required file for the same.
- To report HOD for any major or minor changes in any drawings.

**Salary**: ₹40,000.00 - ₹45,000.00 per month
