**Job Summary**:
The Land Acquisition Specialist is responsible for identifying, evaluating, negotiating, and securing land opportunities for Swapnabhumi's projects. This role involves working closely with legal, development, and finance teams to ensure the successful acquisition of land in line with company goals and strategies.
- **Land Identification & Evaluation**:

- Conduct market research to identify potential land acquisition opportunities.
- Analyze zoning, title, and land use regulations to determine land viability for projects.
- Perform due diligence, including reviewing site feasibility, environmental factors, and utilities availability.
- **Negotiation & Contract Management**:

- Negotiate purchase agreements, lease contracts, and other legal documents with landowners and brokers.
- Collaborate with legal counsel to draft and review contracts to ensure compliance with local regulations.
- **Financial Analysis**:

- Prepare cost estimates, feasibility studies, and financial models for proposed land acquisitions.
- Work with the finance team to prepare budgets and obtain internal approvals for acquisitions.
- **Regulatory Compliance**:

- Ensure all land transactions comply with local, state, and federal laws.
- Oversee permitting processes, zoning changes, and land use approvals as needed.
- **Reporting & Documentation**:

- Maintain detailed records of all acquisition activities.
- Provide regular updates and reports on land acquisition status, challenges, and opportunities.

**Education**:

- Bachelor’s degree in Real Estate, Business Administration, Urban Planning, or a related field

**Experience**:

- 1-6 years of experience in land acquisition, real estate development, or related fields.
- Proven track record of successfully closing land deals.

**Skills**:

- Strong knowledge of real estate markets, zoning laws, and land use regulations.
- Excellent negotiation and communication skills.
- Proficiency in financial modeling and analysis.
- Ability to interpret legal documents and contracts.

Pay: ₹15,000.00 - ₹20,000.00 per month
