Job Summary:
As a Chartered Accountant (CA) in Real Estate, the professional will be responsible for overseeing the financial management, accounting, reporting, taxation, and compliance aspects of real estate operations. The CA will work closely with senior management, property managers, and legal teams to ensure financial integrity and efficiency in all real estate transactions and investments.
Key Responsibilities:
1. Financial Reporting & Analysis:
- Prepare and analyze monthly, quarterly, and annual financial statements for real estate portfolios, including balance sheets, income statements, and cash flow statements.
- Conduct financial performance analysis of real estate investments and properties, advising management on potential areas for improvement or cost-saving measures.
- Provide detailed reports on the financial performance of specific projects, developments, and real estate holdings.
2. Budgeting & Forecasting:
- Develop and manage budgets for real estate projects, ensuring alignment with business strategies and financial targets.
- Assist in preparing forecasts for cash flows, revenue, and expenses for upcoming real estate developments or acquisitions.
- Track actual financial performance against budgeted targets, providing explanations for variances.
3. Taxation & Compliance:
- Ensure compliance with local, state, and national tax regulations and real estate laws, including handling property taxes, capital gains taxes, and VAT/GST issues related to real estate transactions.
- Prepare and file tax returns for real estate companies, property owners, and investment funds.
- Advise on tax structuring for real estate transactions to minimize liabilities and maximize tax efficiency.
- Stay updated on any changes in real estate-related tax laws, accounting standards, and industry regulations.
4. Audit & Internal Controls:
- Coordinate internal and external audits for real estate operations, ensuring compliance with accounting standards and regulatory requirements.
- Develop and maintain strong internal controls over financial reporting, cash management, and investment transactions.
- Review financial transactions for accuracy and integrity, identifying and mitigating potential risks or discrepancies.
5. Real Estate Transactions & Investment:
- Provide financial due diligence support for property acquisitions, sales, and leasing agreements.
- Assist in the valuation and financial modeling of real estate assets, including market analysis and risk assessments.
- Help structure and assess the financial aspects of joint ventures, partnerships, and syndications in real estate investments.
6. Project Financing & Funding:
- Support real estate development projects by evaluating financing options, including debt financing, equity investment, and syndications.
- Analyze financial implications of various funding structures for real estate developments or acquisitions.
- Monitor cash flow and manage financial commitments during project lifecycles, ensuring that funds are allocated and spent efficiently.
Pay: ₹500,000.00 - ₹1,269,633.66 per year
