We are seeking an experienced freelance data analyst with a strong background in statistical analysis, real estate market research and with strong proficiency in JMP Statistical Software to join our team. In this project, you will help our client, the Vice President of a rapidly growing information systems company, assess the commercial office rental market. The primary objective of this analysis is to provide data-driven insights into the factors that influence rental prices in the region. You will focus on understanding how different variables—such as building size, location, lease length, building amenities, and others—impact rental costs. Your findings will be used to establish a framework that the company can use to assess whether a potential lease agreement is a good deal, ultimately helping them to identify “bargains” in the market. The ideal candidate will have a solid understanding of statistical methods, data visualization, and experience working with JMP for data analysis.
Key Responsibilities:
Analyze a dataset containing leased office spaces to identify trends and relationships between different building features and rental prices
Develop a statistical model that estimates the impact of factors
Consider complex factors
Create a predictive model that can be used to estimate rental costs based on the various factors and allow for scenario testing
Use appropriate statistical tools (e.g., regression analysis, machine learning algorithms) to create the model.
Deliver a detailed report with two parts:
Executive Summary (Non-Technical): A concise, overview of the findings
Technical Summary (Statistical): A three-page document for statistical experts
Required Skills & Qualifications:
Someone from top MBA College majoring in Finance
Proven experience working with large datasets and performing statistical analysis. (Experience in commercial real estate data or similar industries is a plus)
Expertise in regression analysis, statistical modeling, and hypothesis testing . Familiarity with software tools such as JMP, R, or Python for data analysis and modeling.
A basic understanding of commercial real estate concepts, including terms like "usable square feet," "rentable square feet," "lease terms," and "common area factor." Previous experience in real estate market analysis is advantageous.
Ability to distill complex technical findings into clear, actionable insights for both technical and non-technical stakeholders.
Experience in writing reports that present data-driven conclusions in a concise and understandable manner.
Ability to thoroughly check data and model assumptions to ensure accuracy and reliability in your analysis.

Ability to work under tight deadlines and manage multiple deliverables simultaneously.
