With a deep understanding of and proprietary analytics on the single-family home and mortgage markets, Amherst's platform combines a unique combination of national scale with local market knowledge and execution.The Expense Analyst will be a part of our growing Asset Management department overseeing the single-family real estate investment portfolio. The Expense Analyst will assist in oversight of several facets of our business, including, but not limited to: expense management, quality assurance and underwriting. The candidate will join the Asset Management team as the team absorbs more responsibilities related to the long-term management of single-family rental homes. This is a great opportunity in a fast-paced, challenging environment with upward mobilityJob Description (Primary Responsibilities)Possesses an understanding of repair scopes as they pertain to individual investor goalsUnderstand and identify material defects within an asset that would be required to be repaired to meet basic lending standards to collaborate with Amherst's construction arm to make repairs.Ensures pricing adheres to company standardsPerforms portfolio-wide financial analyses focusing on expense managementSupports the Asset Manager with review of quality control reportingUnderstands the economic impact of costs as they relate to an asset’s net operating income and rent potentialDesired Skills/Qualifications:Bachelor’s degree; knowledge of Real Estate and Construction preferred2-5 years of experience in Property Management, Construction or real estate project Technical Diligence;Strong verbal and written skills to communicate effectively with internal and external professionalsStrong ability to deal with ambiguity and proactively manage management’s expectationsHistory of being extremely detail-oriented and organized with a proven ability to work well in a high-intensity environment to complete tasks quickly and effectivelyAbility to understand how strategic decisions and operational actions affect financial resultsDesire to work on a highly collaborative, fast paced teamAmherst’s core values:Culture & Conduct: Positiveattitude with high integrity.
